Position Summary |
Under the general supervision of the community Administrator, the Manager of Plant Maintenance leads the development, management and operation of an efficient and compliant physical plant maintenance for a retirement community. This position might oversee (depending on the community), operational maintenance and repairs, housekeeping, resident laundry, grounds, pest control functions and other related assignments for the facility. Ensures staffing and compliance with all applicable policies and procedures and with all building codes.
Key Responsibilities |
Planning – Plans, in conjunction with the community administrator, for new services at the community including licenses, permits, professional consulting, staffing, funding, etc. (as needed). Maintains a current understanding of the work of Wesley Woods and the overall strategic plan, mission, vision and values of Wesley Woods. Evaluates the operational and ongoing maintenance needs of the community and residents; develops and implements the appropriate plans to meet identified needs.
Coordinates – Coordinates and leads facility staff in the physical plant maintenance program. Ensures compliance with all applicable codes to ensure a safe, functionally attractive and healthy environment for the residents, families, staff and visitors of the retirement facility. The program includes routine and emergency heating, ventilation, air conditioning (HVAC); boiler maintenance, plumbing, electrical, carpentry, plastering, painting, systems and equipment maintenance (e.g. fire alarms and call systems) and grounds upkeep.
Leads – Leads the construction, installation or repair of capital improvements to the community property. Leads the planning and implementation of construction and repair projects.
Develops – Develops and oversees the community operating and capital budgets; obtaining approval from WWSL administration, appropriate boards and governmental agencies. Develops a preventive maintenance program.
Manages – Oversees the management of residential staff in accordance with WWSL Human Resources policies, providing the leadership in interviewing, hiring, disciplining, and training.
Operates (In some communities) – Operates according to the strategic objectives of WWSL and according to established governmental agencies including the Department of Housing and Urban Development (HUD) regulations as applicable; achieving acceptable operation ratings on the yearly HUD review as applicable
Qualifications
Minimum Qualifications

High School diploma or equivalent.

Associated degree is preferred, or a certification of property management or Physical Plant Management is preferred.

Seven years of progressive experience in physical plant maintenance, with at least three years in a supervisory position.

Demonstrated knowledge and experience with HVAC, plumbing carpentry, plastering, painting and equipment and system maintenance.

The ability to read, write and follow written and oral instructions in English.
- Ability to lift up to fifty pounds; to bend, stoop and twist.
- Ability to stand and walk for long periods of time; climb ladders; work in cramped spaces.
Working Conditions
Normal physical plant conditions in long term senior health care residence and health care environments. May be exposed to hazardous working conditions.
