Maintenance Area Supervisor/Technician
Location: Maintenance and Operations
Hours: 40

PURPOSE
Supervisors others in assigned are/region and performs maintenance and repair work on HVAC, electrical, and plumbing systems; does carpentry, painting, drywall, welding, and related maintenance and repair work in school buildings; performs related work as required.

PERFORMANCE RESPONSIBILITIES
The primary function of an employee in this class is to be a working supervisor who in their assigned region or area oversees the performance of other Maintenance Technicians, dispatches work orders in a manner to ensure even workload and follows up on workorders in assigned region or area. Perform preventative maintenance and repair duties involving HVAC, electrical, plumbing, and alarm systems. Additionally, the employee performs skilled carpentry, painting, welding, drywall, cabinetry, locksmith, grounds keeping, and related repair and remodeling tasks. An employee in this class may be assigned to other maintenance duties in the district. The work is performed under the direct supervision of the Building Maintenance Supervisor. The primary duties of this class are performed in a public building environment that may include working on rooftops and in adverse weather conditions and hazards involving the use of power tools and equipment.

ESSENTIAL DUTIES

  • Supervise the performance of Maintenance Technicians
  • Dispatches work orders in a manner to ensure even workload
  • Inspects District buildings for required maintenance and repair and establishes work priorities
  • Assists in the training and mentoring of new Maintenance Technicians.
  • Estimates project costs, including labor, materials, and time and monitors and reports on project final costs.
  • Recommends outside contractors, materials, suppliers, and equipment for maintenance and repair services;
  • Performs and supervises scheduled maintenance, repair, and installation work on HVAC, plumbing, alarm, electrical, mechanical, irrigation, and structural systems;
  • Performs and supervises carpentry, painting, drywall, plumbing, cabinetry, concrete, and welding assignments;
  • Repairs and maintains furniture and building fixtures, including lock and security systems and fire sprinkler and suppression systems.
  • Monitors HVAC, refrigeration, freezer, and related systems for proper settings and operation.
  • Consults with building principals on preventative maintenance schedules.
  • Maintains written work order, maintenance, inspection, and personnel records.
  • Maintains and repairs tools and equipment.
  • Monitors outside contract work for compliance and completion.
  • Establishes and monitors emergency repair procedures.
  • Performs all work duties and activities in accordance with District policies, procedures, and safety practices.
  • Building trade skills, including but not limited to, HVAC, plumbing, mechanical, alarm, and electrical systems.
  • Methods, materials, tools and standard practices regarding carpentry, painting, drywall, concrete, cabinetry, and welding assignments related to interior and exterior building maintenance, repair, and remodeling.
  • Contract compliance procedures.
  • Federal (OSHA) regulations and District policies regarding safe work practices relating to use of heavy equipment, power tools, ladders and power lifts, and repair and maintenance materials.

Other Duties and Responsibilities

  • May be on call after regular work hours to respond to emergency situations.
  • Coordinates staff for on call/after-hours emergency in in their assigned region or area.
  • Performs other related duties as required.

KNOWLEDGE, SKILLS, AND ABILITIES

Ability to:

  • Operate district computer and other devices.
  • Ability to learn and maintain district applications and programs.
  • Ability to set and meet district/department goas and deadlines.
  • Follow written and oral instructions and observe department policies and procedures.
  • Read and interpret technical manuals, blueprints, and diagrams;
  • Troubleshoot and repair electrical, plumbing, mechanical, HVAC, alarm, and related operating systems;
  • Work on multiple projects, set priorities, and allocate resources for project completion;
  • Operate heavy equipment.
  • Operate power equipment.
  • Operate hand tools.
  • Operate a motor vehicle.
  • Prepare written reports.
  • Communicate effectively with the public and other employees.

QUALIFICATIONS

  • High school diploma or GED equivalency; and
  • Three (3) to five (5) years building trades experience preferred; or
  • Any equivalent combination of experience and training which provides the knowledge and abilities necessary to perform the work.
  • Valid Idaho driver's license.

ESSENTIAL PHYSICAL ABILITIES

  • Sufficient clarity of speech and hearing, with or without reasonable accommodation, which permits the employee to discern verbal instructions, discern warning and safety alarms such as vehicle backup alarms; and communicate with others.
  • Sufficient visual acuity, with or without reasonable accommodation, which permits the employee to comprehend written work instructions, work orders, blueprints and diagrams, technical documents, dials and gauges, and to move through unfamiliar buildings and rooms;
  • Sufficient manual dexterity, with or without reasonable accommodation, which permits the employee to operate a motor vehicle and to operate a variety of power and hand tools and to make adjustments to equipment;
  • Sufficient strength to lift objects over 50 pounds.
  • Sufficient body flexibility, agility, mobility, and balance to perform maintenance and repair operations which require climbing, working in small or confined spaces, working on ladders and power lifts, and working in a building maintenance environment.
