JOB SUMMARY This is a highly responsible administrative position, in which the incumbent exercises complete supervision over maintenance employees. Su b o r d i n a t e employees work according to written policies and procedures, but any ambiguity regarding interpretation must be reviewed by the incumbent. The incumbent. exercises some latitude in making judgments but must report any unusual matters or conditions to the Executive Director as they occur. Also, the incumbent will have limited supervision of the administrative staff. The incumbent has responsibilities for all projects in management, development, and during modernization. Furthermore, you must be familiar with State procurement and sanitary regulations to safeguard Authority assets. II. PRINCIPAL DUTIES 1. Assist the Executive Director to establish goals and objectives for the maintenance department. 2. Directly responsible for work assignments to all maintenance employees in the upkeep and maintenance of the Authority's properties and equipment. 3. Directs the distribution of materials, supplies and equipment to work areas, and is accountable for the same. 4. Supervises, reviews, evaluates and monitors the performance of maintenance staff. 5. Responsible for procuring maintenance materials, supplies, equipment and upkeep of maintenance equipment. 6. Responsible for all in-house and subsidy inspections and follow up. 7. Maintains inventory / assets in computer. 8. Prepare reports to assist Director and accountant with budget preparations pertaining to maintenance and modernization. 9. Prepares and implements the Authority's modernization program 10. Review and monitor all housing maintenance programs to improve effectiveness. 11. Participates in discussions with Town, State & Federal organizations to make community resources available to tenants. 12. Responsible for keeping updated on all State, Federal and Town codes and performing other duties of the class required. Ill. KNOWLEDGE, SKILLS AND ABILITIES I. Ability to supervise and motivate others. 2. Ability to plan and implement work programs. 3. Knowledge of a variety of maintenance tasks, i.e. : painting, cleaning, electrical, plumbing, etc. 4. Knowledge of maintenance equipment and materials. 5. Knowledge of occupational safety precautions, including avoidance of hazards, for work force. 6. Skill in use and care of tools, machines, vehicles and equipment 7. Knowledge and experience of administrative procedures., 8. Strong knowledge of computers IV. TRAINING AND EXPERIENCE 1. Proficiency regarding Mass. General Laws & State Sanitary Code. 2. Undergraduate degree desired but not required. 3. Training seminars, at least (3) annually.
