About WTMC
West Tapps Maintenance is the largest HOA on Lake Tapps. It is made up of over 1400 parcels with over 32 acres of green belts, a ball field and three private lakeside parks and boat launch: Jenks Park, Lakeridge Park and Bankers Spit Park. We have 14 acres of WTMC owned greenbelts and we help keep the homeowner-maintained greenbelts stay in a natural state.
The opportunity
WTMC is seeking someone who is driven and is good at time management and task prioritization skills. Can identify problems and find efficient cost-effective solutions to address these challenges. Someone who loves the outdoors and is good with written and verbal communication. Knowledge on safety protocols and compliance and has the ability to lift 50lbs and perform physical tasks. We need someone with a great attitude and good with team work orientation. You would need to have a drivers license for our company truck and would need to pass a background check and drug test.
What to expect
This position performs work primarily outdoors in all weather conditions. Sometimes you will need to climb a ladder, swim in the lake and get into holes. Some of the responsibilities are as follows
· Park Management:
· If the candidate has prior experience in supervising staff, they will be responsible for hiring, supervising, and scheduling seasonal park staff.
· Provide regular training on safety, policies, and procedures, using the help of park leads to manage daily work activities.
· Oversee maintenance of park systems (cameras, access control, sprinklers, gates, etc.).
· Vendor Management: Work with third-party vendors for specialized services and oversee contract work to ensure timely and high-quality completion.
· Property Maintenance:
· Perform various maintenance and repair tasks (simple plumbing, electrical work, carpentry, painting, etc.) to keep properties in safe condition.
· Manage upkeep of vehicles, tools and equipment.
· Technical Knowledge: Ability to read and interpret technical manuals and blueprints for systems such as plumbing, electrical, and irrigation.
· Landscaping:
Perform landscaping tasks, including replanting, ivy removal, and removing invasive vegetation.
· Audit vendors for contract compliance in maintaining park landscaping.
· Maintain and manage irrigation systems.
· Communication and Reporting:
Provide monthly reports to the board on park activities and maintenance.
Collaborate with the greenbelt committee and volunteers for seasonal projects.
· Budgeting and Cost Control: Assist in preparing and managing the maintenance department's budget. Track expenses related to repairs, equipment, and staffing to ensure fiscal responsibility.
· Work Orders and Preventive Maintenance: Manage the work order system, respond to resident maintenance requests, and implement a preventive maintenance schedule to minimize long-term repair costs.
· Autonomy and Decision-Making:
Make independent decisions regarding scheduling and maintenance priorities.

Pay: $29.00 - $36.00 per hour
