Assistant Project Manager– Western Builders, Granby, MA
POSITION SUMMARY
Under the direction of the Project Manager, the Assistant Project Manager is tasked with a variety of assignments. The position is designed to assist the project team in numerous functions, while building a base knowledge and the skills required for career advancement.
ESSENTIAL JOB FUNCTIONS
- Thoroughly study the project’s plans and specification, existing conditions, and estimate. Confer with the Project Manager, Job Superintendent and Estimator to develop an in-depth understanding of the project. Use this knowledge to confirm quality of work and adherence to the project documents.
- Recognize scope changes and assist project team in pursuing compensation. Complete quantity take-offs, secure & critique subcontractor pricing, prepare change request for submission to the Owner.
- Update project schedule by walking the job site, reviewing daily reports and look-ahead schedules. Confirm sequencing and durations with Job Superintendent. Learn to analyze the schedule and relay the impact of changes and delays to the Project Manager.
- Prepare for and attend project meetings, such as; OAC, MEP coordination, pre-installation, foreman’s look ahead, start-up and close-out meetings. Update logs and minutes related to the meetings. Complete tasks assigned. Follow up with attendees to confirm progress on their assigned task.
- Prepare permit applications for review by the Project Manager. Compile documents necessary for submission and determine permit fee. Submit the package in accordance with the authorities' guidelines and inquire as to the permit status.
- Assist the Project Manager in building and maintaining project databases, such as; subcontractor buyout, lead time, submittal, rfi, drawing, MBE/WBE participation, drawdown schedule, etc. Review logs with the Project Manager and distribute as required.
- Compile documents needed to submit a concise and thought-out Request for Information to the Architect. Understand the question and reference contract documents needed to properly convey the query. Prepare submittal packages in the same manner. Gather appropriate information from the subcontractors and cross reference plans & specs to confirm a thorough and professional submission. Track and distribute the packages to appropriate parties.
- Assist the Job Superintendent with managing the punch list. Help confirm completion and pursue subcontractors who have not completed their required tasks.
- Assemble close out documents, such as; Operation & Maintenance Manuals, as-built drawings, and warrantees. Review specifications for project specific requirements and comply.
QUALIFICATIONS:
- Effective communication, organizational, diligent attention to detail, time management, negotiation, and decision-making skills.
- Thorough knowledge of commercial construction (i.e., understand construction means & methods, ability to read and interpret drawings, specs, etc., experience with estimating, takeoffs, review and approve submittals, shop drawings, familiarity with contracts, PO’s, change orders, RFI’s, requisitions, proposals, etc.).
- Strong work ethic
- Ability to work overtime as required.
- Ability to follow instruction accurately.
- Willingness to learn.
- Proficient in Computer software (i.e., WORD, Excel, Outlook, Microsoft Project)
- Take ownership and responsibility of one’s own work.
