Western National Property Management is looking to fill an Assistant Property Controller position in our Corporate Office in Irvine, CA.
PRIMARY RESPONSIBILITIES:
Management of Staff:
The Assistant Property Controller supervises, manages and directs a team of accounting associates and is responsible for ensuring that work is properly allocated and completed in a timely and accurate manner. The Assistant Property Controller is expected to exercise discretion and independent judgment, and acts as primary decision maker for hiring, training, scheduling, directing, evaluating including annual evaluations for associates and making recommendations and determinations for merit increase and year-end bonuses, and implementing corrective action. The Assistant Property Controller leads and manages associates on a direct or indirect basis and is expected to motivate staff through effective personnel management. The Associate implements, supports and participates in Company training programs and positively promotes the Company culture.
Management and Oversight of Operations:
The Assistant Property Controller plans, directs, organizes and schedules the activities of one or more specialized accounting functions to include issuance of monthly financial statements, preparation of key portions of annual property budgets, review of monthly bank reconciliations, timely payment of all mortgages and property taxes, remittance of unclaimed property to the State and calculate/review owner distributions. The Associate assures compliance with local government agencies in preparation of annual 571 filings. Monitors cash position of all assigned projects and produces cash projections and funding requests for owners on as-needed basis. Evaluates and documents any special reporting requirements for new properties. Oversees production of several special consolidated “roll-up” reports for executive review and management. Communicates directly with owners, Executive Committee members, On-site and Corporate associates. Coordinates and interfaces with external and internal auditors. Analyzes, develops, documents, recommends and implements process improvements independently or as a development team member.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:
- Understanding of accounting principles, practices and procedures.
- Knowledge and skill in supervisory practices and principles.
- Familiar with computerized accounting systems and applications including personal computers, general software applications Microsoft office, spreadsheet server and Yardi
- Strong verbal and written communication skills.
- Strong interpersonal, supervisory and customer service skills required.
- Ability to multi-task, work under time constraints and meet deadlines.
- Must be a highly motivated self-starter with excellent time management, reconciliation and auditing experience.
EDUCATION/EXPERIENCE:
- BA/BS in Business with an emphasis in accounting required.
- Five to eight years prior supervisory experience in the accounting area OR any equivalent combination of experience and/or education from which comparable knowledge, skills and abilities have been achieved.
This position is offering $120,000 to $150,000 DOE with the opportunity of year-end bonus up to 15% of base salary.
