Summary
This position requires full-time onsite work. Oversight of all aspects of property maintenance and management of the maintenance team for a luxury multi-unit property. Support the property’s business goals and objectives by ensuring the functionality and condition of the premises are preserved. Perform multiple duties relating to facility systems, company processes, safety compliance, predictive and productive maintenance, new and existing resident upkeep, routine service calls, and external physical condition of the property. Oversee maintenance budget, including identifying and maintaining relationships with third party service vendors to achieve ideal response expectations that are cost-effective and within budget.
Essential Duties and Responsibilities include the following but are not limited to:
- Manage the maintenance team, including organizing weekly schedules, arrangement of unrestricted on-call hours, and prioritization of work assignments.
- Ensure all work being done by the maintenance team is completed safely in compliance with all OSHA and Cal/OSHA regulations, company safety policies, and risk management procedures.
- Ensure up to date MSDS are provided for all materials and chemicals used by the team.
- Conduct regular performance evaluations for the team and make recommendations on rate increases, promotions and/or transfers. Correct performance issues on the team when needed, in coordination with HR.
- Oversee personnel changes, including interviewing new job candidates and making recommendations to the General Manager on hiring and firing decisions.
- Outline maintenance procedures and protocols for all onsite teams, establishing policies, procedures, and guidelines, including an emergency plan, to enhance operational efficiency and prepare for emergency and disaster response.
- Conduct budget planning and resource allocation including assignment of individual maintenance budgets.
- Maintain current knowledge of industry best practices and technologies and ensure the maintenance team is well-trained to provide the best services possible.
- Establish a preventative maintenance program, outlining work, timeline, and cost parameters.
- Prepare reports to review and address any service operations or budget issues.
- Review repairs to verify completion and compliance with any specific property requirements dictated by insurance companies or government agencies.
- Check in with residents on completion of work to ensure maintenance team is adequately completing all work requests to their satisfaction.
- Monitor reviews and feedback on Reputation.com and correct any performance or quality issues identified with the team. Ensure survey results regularly exceed the Reputation.com national average.
- Research and source multiple third-party vendors for capital projects and maintenance repairs to ensure quality upkeep of the property.
- Inspect properties on a regular basis (including bi-annual unit inspections) to identify maintenance issues, safety hazards, property damage, and needed repairs.
- Oversight of daily operation and maintenance of all working elements of the properties, such as:
- Carpentry: framing, drywall, texturing, plaster repairs, light roofing work, flooring/sub-floor repairs and/or millwork repairs.
- Plumbing: minor re-pipes, shower valve replacement, individual water heater replacement, circulation pump replacement and/or reroute plumbing lines.
- Electrical: replace receptacles/fixtures, replace breakers, troubleshooting for shorts/open neutrals, installation of recessed lighting, running dedicated circuits for smoke detectors and/or rerouting electrical lines.
- HVAC: troubleshoot wall heaters, furnaces, condensing/package units, boilers, air conditioning units and Freon charges.
- Maintenance and upkeep of common areas and amenities adhering to safety, health, and clean environment compliance.
- Ensure the team responds to all service requests within 24 hours and completes work requests within 48 hours, maintaining appropriate ticket documentation.
- Manage and execute all turnover preparation and ensure quality make-ready apartment homes for all new residents.
- Coordinate and lead inspections for all potential new acquisitions.
- Respond to after-hours service calls when needed.
- Other onsite duties, as assigned.

Qualifications
- Minimum 3 years of hands-on general maintenance experience.
- High school diploma or equivalent, preferred.
- Industry certifications or licenses, preferred.
- Maintenance Technician certificate, building maintenance technology, or additional training in related field, a plus.
- Familiar with all OSHA and related agency guidelines to ensure 100% compliance with all regulations.
- Working knowledge of safety procedures and compliance.
- Experience with third party property vendors, purchasing, and budget tracking.
- Knowledge of building techniques, mechanical operations, groundskeeping, facility operations, carpentry, electrical, plumbing, and HVAC.
Physical Requirements and Working Conditions
- Works in an onsite, office environment. Regular onsite presence at assigned property required to manage daily property maintenance.
- Works around moving mechanical parts and in outside conditions that include inclement weather, heat, and humidity. Noise levels may be loud at times.
- Must be able to move heavy equipment and machinery and use abdominal and lower back muscles to provide support over time without fatigue.
- Constant movement and use of limbs. Good manual dexterity, coordination, and stamina.
- Frequently stands, walks, and interacts with onsite staff, residents, and vendors.
- Frequently bends, stoops, kneels, and reaches.
- Regularly lifts, carries, pushes, and pulls materials and objects between 25 lbs. – 40 lbs. pounds. Must be able to reach and lift overhead up to 50 lbs.
- Regularly ascends/descends stairs, climbs ladders/roofs, and crawls in confined spaces.
- Must be able to see, speak, read, write, and use a computer keyboard.
- Must wear protective safety equipment and clothing as needed.
- Must be able to enter common areas and residences to make critical/emergency service and repairs.
Requirements
- Must have reliable transportation.
- Scheduling flexibility is required. May be assigned an irregular work schedule, including weekends, early mornings, evenings, and holidays.
