In this role you will:
- Review Business Opportunities: Analyze identified business opportunities to determine necessary subcontractors, vendors, and personnel required to successfully complete bid proposals
- Generate Subcontractor & Vendor Lists: Research and create subcontractor and vendor contact lists for each project
- Solicit Proposals: Solicit subcontractor and vendor proposals through direct emails and web-based plan rooms
- Manage Bid Bonds & Submissions: Ensure that bid bonds (if required) are requested on time and all required scopes of work have proper subcontractor support
- Coordinate Requests for Information (RFIs): Facilitate the flow of information between subcontractors, contractors, and customers
- Review Proposals: Qualify subcontractor and vendor proposals for accuracy and completeness, ensuring revisions are coordinated as needed
- Establish Proposal Schedules: Develop a proposal schedule in collaboration with the Project Manager and assist in preparing change orders and subcontract agreements as needed
- Collaborate with Teams: Work closely with estimating, scheduling, and project management teams to ensure alignment on project needs
- Manage Project Transitions: Take responsibility for projects from the decision to pursue through to contract award and subcontractor/vendor onboarding
- Experience: Have at least five [5] years of previous experience in commercial preconstruction management.
- Education: Hold a bachelor’s degree or equivalent experience in a related field
- Communication Skills: Can plan, organize, and effectively communicate with customers and stakeholders (e.g., owners, architects, engineers, subcontractors, suppliers, and public officials)
- Proven Success: Have a history of successfully managing projects, with a strong focus on cost, customer service, quality, safety, and schedule
- Tech-Savvy: Are proficient in Microsoft Office Suite, Microsoft Project, and bid management software
- Self-Motivated: Show initiative and are ready to take on additional responsibilities when needed
- Problem Solver: Have strong problem-solving abilities, are skilled in analyzing information, and are proactive in resolving issues early in the project lifecycle
- Time Management: Excel at organizing and prioritizing tasks while maintaining efficiency in a fast-paced environment
- Dependability: Consistently meet attendance guidelines and manage your schedule and team schedules effectively
- Commitment to Quality: Ensure the accuracy and thoroughness of all work, meeting established goals and quality standards
- Decision-Making: Demonstrate sound judgment and make informed decisions, keeping relevant stakeholders updated throughout the process
