Position Status: Regular, Full-Time
Work Schedule: Monday-Friday, weekends according to business needs
Base Salary Range: $120,000 bonus incentive
Travel: May be required as project demands dictate, up to 3 days per month
Job Summary:
The Construction Manager is responsible for ensuring the successful execution of new construction projects from construction document phase to certificate of occupancy. This includes overseeing, managing, and planning complex ground-up developments, with a focus on delivering best in class projects on schedule and budget. The role requires strategic oversight in planning, execution, and delivering results.
Essential Duties & Responsibilities:
- Manage self-storage construction projects by being the subject matter expert, working with internal and external stakeholders, design engineering, construction, architects, engineers, and permitting agencies.
- Understand with exposure to SMARTS, SCAQMD, and sites requiring environmental remediation and mitigation.
- Ensure timely delivery by setting priorities, tracking milestones, resolving issues, and adhering to deadlines.
- Represent technical and project details effectively to diverse audiences. Maintain strong working relationships with stakeholders and vendors, facilitating constructive dialogue to resolve and prevent project challenges.
- Manage GC procurement processes, ensuring pre-development construction budgets are managed and designed to, taking ownership for project budgets.
- Conduct pricing reviews, analyze scope inclusions/exclusions, and negotiate costs with contractors, and design consultants. Perform cost estimation, schedule tracking, and forecasting to mitigate risks and ensure project success.
- Design and Site Planning: Coordinate with site acquisition team to develop site and floor plans that meet design standards and operational requirements.
- Schedule Management: Develop and manage project schedules, including design, permitting, vendor selection, and long-lead procurement. Collaborate with transaction teams and developers to optimize timelines.
- Prepared detailed project updates for regular reporting to institutional capital partners.
- Adapt to changes, innovate solutions, and deliver results in an evolving business environment. Identify and resolve blockers to maintain project momentum.
- Contract and Technical Expertise: Understand construction contracts and related exhibits. Analyze technical issues and site-specific deal terms. Review supplemental reports, such as noise, traffic, and environmental studies.
Qualifications:
- Bachelor's degree
- 5 years of construction management experience working Assistant Construction Manager or Construction Manager for a real estate developer, or as Project Manager for large institutional general contractor. Must have ground up, new construction experience.
- Proven ability to stay calm in stressful situations projecting leadership and solution finding.
- Ability and willingness to work remotely and in new environments, 1-2 days per week required in office.
- Strong written and verbal communication skills
- Strong computer skills and proficiency in Microsoft Office Suite, Microsoft Project, Word, Outlook, and Excel
- Highly organized and able to track progress on multiple concurrent projects
- Ability to understand and follow Company policies, and stay current with relevant industry standards
- Self-Storage industry experience preferred
- CPM schedule management using Microsoft Project, Primavera, etc.
Physical Demands:
- Stationary Position: frequently remain stationary up to 70% of the time and sitting up to 8 hours per day
- Job Site Visits: Capable of performing job walks, including climbing stairs, traversing open trench sites
- Move/Traverse: frequently bend, stand, stoop and walk while working in the field
- Carry Weight: infrequently lift and carry objects weighing up to 50 pounds
