Description

The Assistant Project Manager at Westwood will play a pivotal role in the seamless execution of construction projects by facilitating coordination, communication, and management of key project activities. Their responsibilities will encompass conducting handoff meetings with estimators to ensure a smooth transition from bid to construction phases, reviewing subcontractor bid packages, and preparing in-house take-offs when necessary. With a keen eye for detail, they will manage construction schedules, coordinate owner-supplied items, and initiate and manage pay requests and change orders, ensuring financial aspects align with project goals. Responsible for the overall management and financial responsibilities of multiple construction projects from buyout stage through closeout, including management during the additional one-year warranty. Establishes project objectives and policies, maintains liaison with prime client contracts, and monitors construction and financial activities through administrative direction of on-site superintendent. Also provides specialty project advice to management on prospective clients.

This role extends to processing Requests for Information (RFIs), coordinating conference calls with clients and superintendents, and conducting regular site visits to maintain high standards of workmanship in alignment with original plans and specifications. Leveraging organizational skills, they will reconcile job costs, generate progress reports, and prepare comprehensive closeout packages for the final invoice, contributing to the overall success of construction projects.

JOB DUTIES/ESSENTIAL FUNCTIONS

•Handoff Meetings: Conduct handoff meetings with the estimator to ensure a smooth transition from bid to construction phase.

•Subcontractor Bid Packages: Review and solicit subcontractor bid packages and prepare in-house take-offs when necessary.

•Subcontracts: Prepare subcontract documents, ensuring accuracy and compliance with project requirements.

•Construction Schedule Management: Manage construction schedules and activities, ensuring adherence to timelines and milestones.

•Owner-Supplied Items: Coordinate the procurement and installation of owner-supplied items, maintaining effective communication with all stakeholders.

•Pay Requests and Change Orders: Initiate and manage pay requests and change orders, facilitating the financial aspects of project execution.

•Requests for Information (RFIs): Process RFIs, coordinating conference calls with clients and superintendents to address project inquiries.

•Quality Assurance: Maintain high standards of workmanship by conducting regular site visits to ensure compliance with original plans, specifications, and contracts.

•Job Cost Reconciliation: Reconcile job costs and generate weekly progress reports, providing a comprehensive overview of project financials.

•Closeout Packages: Prepare and submit closeout packages for the final invoice, including a detailed final cost analysis.


EDUCATION, CERTIFICATIONS, EXPERIENCE

•Associate degree in construction is required.

•Must have minimum of 2 years of experience in the construction industry, with experience in the management of construction projects.

•Strong organizational and time-management skills.

•Proficient in project management software and Microsoft Office Suite.

•Detail-oriented with a focus on accuracy.

•Familiarity with construction plans, specifications, and contracts.

•Knowledge of construction scheduling and coordination.

•Ability to reconcile job costs and generate progress reports.

Salary : $65,000 - $80,000
