Key Responsibilities:
Portfolio Management:
- Oversee a growing portfolio of multifamily properties.
- Ensure properties are operating efficiently and meeting financial goals.
- Conduct regular property visits to assess performance and maintenance needs.
- Provide capital improvement suggestions for future of site, check approval of all invoices for payment, provide follow up so that they are presented timely to accounting department for payment
Team Leadership:
- Supervise on-site property managers and leasing staff, providing training, guidance, and performance evaluations.
- Foster a collaborative and results-driven team culture.
Financial Oversight:
- Develop and manage annual operating budgets for each property.
- Review and analyze monthly financial reports, ensuring alignment with company targets.
- Identify and implement cost-saving opportunities without compromising quality.
Tenant Relations:
- Ensure exceptional customer service and resolve tenant concerns promptly.
- Oversee tenant retention programs to minimize vacancies.
- Approve tenant leases, renewals, and other agreements.
Compliance and Risk Management:
- Ensure compliance with all local, state, and federal laws and regulations.
- Conduct property audits and inspections to address potential risks.
- Coordinate insurance and risk management activities.
Maintenance and Vendor Management:
- Oversee property maintenance and ensure timely resolution of maintenance issues.
- Negotiate and manage vendor contracts for services such as landscaping, cleaning, and repairs.
- Monitor capital improvement projects, ensuring timely and cost-effective completion.
Strategic Planning and Growth:
- Collaborate with leadership to set short- and long-term goals for the portfolio.
- Support the acquisition and integration of new properties into the portfolio.
- Contribute insights and strategies for scaling the business.
Qualifications:
- Previous experience as a regional manager in residential property management with supervisory/management experience is a must.
- Bachelor’s degree in business, real estate, or related field (preferred).
- Must have valid driver's license with good driving record
- Proven experience in multifamily and/or commercial property management.
- Valid real estate license or property management certification (preferred).
Required Skills and Competencies:
- Leadership: Strong ability to lead and develop teams across multiple locations.
- Financial Acumen: Proficient in budgeting, financial reporting, and expense management.
- Communication: Excellent verbal and written communication skills.
- Customer Service: Demonstrated ability to build and maintain strong tenant relationships.
- Problem-Solving: Skilled in resolving complex operational, tenant, and maintenance issues.
- Time Management: Ability to manage multiple priorities effectively in a fast-paced environment.
- Technical Proficiency: Proficiency in property management software (e.g., Yardi, RealPage, RentManager, Buildium, AppFolio) and Microsoft Office Suite.
