JOB TITLE: MAINTENANCE TECHNICIAN


JOB SUMMARY: The Maintenance Technician maintains daily operations and performs Heating, Ventilation, and Air Conditioning (HVAC)/Refrigeration repairs and maintenance in addition to a wide range of general maintenance and repair tasks to ensure that all school buildings, classrooms, and grounds are safe, functional, and well-maintained. This includes electrical, plumbing, HVAC systems, carpentry, painting, and general facility upkeep.


MINIMUM QUALIFICATIONS: High School diploma or equivalent: technical certification or trade school training preferred. Prefer at least seven years of general maintenance experience relative to commercial/industrial facilities maintenance. Prefer at least five years of recent experience working directly in one of two trade areas; (HVAC) / MECHANICAL SYSTEMS or ELECTRICAL. Prefer higher-level skills in HVAC/Refrigeration (HVAC-R Certified), Boiler Maintenance, Low Voltage License (06 or 07), building control systems, and other specific areas to meet district-wide needs. Prefer three to five years in target trade at a level equivalent to Journeyman in other trades with a comprehensive knowledge of most or all target trade areas. Valid Washington State Driver's License and driving record free of events that would disqualify an employee from driving a district vehicle. First Aid and hands-on Adult, Infant, and Child CPR certifications.


ESSENTIAL FUNCTIONS:
• Conduct routine maintenance, preventative maintenance inspections, troubleshooting shooting, and repairs on HVAC systems to ensure proper facility climate control.
• Troubleshoot, repair, and maintain electrical systems such as lighting, outlets, circuit breakers, and wiring of facilities.
• Inspect, troubleshoot, and repair mechanical systems and their related areas and components.
• Knowledge of basic building systems, problem-solving skills, and the ability to prioritize tasks to address immediate and long-term facility needs.
• Perform skilled carpentry work to construct, repair, and improve physical buildings, such as roof repair, door and lock installation, siding repair, etc.
• Perform plumbing, sewer, and drainage troubleshooting and repairs such as interior and exterior drain cleaning, faucet replacement, etc.
• Operate and adequately maintain various power and non-power construction and grounds equipment, tools, and vehicles safely and cleanly to ensure the functional condition necessary for job functions.
• Respond, troubleshoot, and repair all maintenance areas to ensure a cost-effective and timely resolution to issues with minimal distraction and impact on the educational process.
• Assist in planning, organizing, and prioritizing regular and emergency dispatched work effectively and collaboratively.
• Maintain, retrieve, and be able to produce records of work, repairs, inspections, and maintenance schedules as required by district direction/policy/requirement and state or federal policy.
• Place, respond to, and prioritize work orders.
• Move various items such as furnishing, tables, chairs, cabinets, debris, dirt, gravel, bark, etc.
• Protect the district's interest regarding pilferage, loss, theft, or abuse of district supplies and equipment. Report any damage, suspected theft, or vandalism immediately.
• Knowledge and implementation of safety protocols and regulations.
• Drive district vehicle as required; load and unload materials and supplies.
• Work as part of a team, provide encouragement and a positive attitude in all interactions, supporting the school district's mission.
• Attend workshops, classes, conferences, meetings, and other training as directed by the supervisor to meet requirements, enhance knowledge, safety and security, collaborate with colleagues, etc.
• Provide backup support to other department/district employees for the safety and preservation of the facilities.
• Make recommendations for improvement in the effectiveness and efficiency of the district's maintenance operations.
• May perform after-hours emergency call-in work.
• Perform such other tasks and responsibilities as may be assigned by the Supervisor


WORK ENVIRONMENT/PHYSICAL DEMANDS:
This job is performed in a standard school and school grounds setting both indoors and outdoors. Employee will be subject/exposed to: frequent interruptions; loud noises; hot, cold, temperate, and inclement weather; wet and humid conditions; caustic chemicals, cleaning agents, some hazardous chemicals, fumes, and airborne particles; machines with moving parts; risk of injury from sharp tools and heavy equipment; risk of electrical shock and vibration; risk of illness; blood borne pathogens and bodily fluids. The physical demands described herein are representative, but not all-inclusive, of those that an employee must meet to successfully perform the essential duties and responsibilities of this job. The usual and customary methods of performing the job functions require the following physical demands: sitting, standing, and walking for prolonged periods; regular and repetitive wrist/arm/elbow movements; frequent stooping, crouching, kneeling, bending, twisting, reaching, pushing/pulling, carrying, crawling; frequent climbing of ladders or stairs and work in high precarious places; balance; regularly perform heavy lifting and moving of up to 50 lbs., occasionally heavier with assistance. Employees must be free of physical limitations and have a full range of bodily motion, which allows them to complete all essential and other functions of their position. Regular travel to, from, and between all district work sites and properties will be required. Travel outside the district may be required to pick up tools, supplies, equipment, training, and other employer-required travel. Employees in this classification are considered essential personnel and may be required to report to work when buildings/offices are closed due to severe weather to inspect, secure, protect, and preserve district facilities and property.


REQUIRED SKILLS, KNOWLEDGE AND ABILITIES:
Knowledge is required to use and care for commonly used maintenance equipment and tools in a manner as to ensure functional condition; utilize all tools, equipment, work areas, and vehicles in a safe, clean, and appropriate manner; know and follow health and safety codes, requirements, practices and procedures relative to the work of the position as set by the district, state or by federal regulation; perform general math to include add, subtract, multiply and divide into all units of measure, using whole numbers, common fractions, and decimals; calculate area, circumference, and volume; use computers, two-way radios, and electronic equipment to fulfill job functions.
Skills are required to perform multiple tasks, and skills must be upgraded occasionally to meet changing job conditions. Specific skill-based competencies required to perform the functions of the job satisfactorily include: demonstrating strength and dexterity to operate maintenance tools and machinery, cleaning equipment, vehicles or tractors, and hand or power tools; working with cleaning fluids, agents, chemicals, paints, and stains using normal, routine, and protective equipment to complete work and maintain safety; walk over rough, uneven, or rocky surfaces; use mechanical aptitude.
Ability is required to adapt to changing work priorities; maintain any and all the necessary licenses, certificates and permits in good standing during term of employment and notify supervisor if status of any changes; communicate effectively and demonstrate a service-oriented disposition in order to build and sustain positive relationships with staff, students, and community members; work both independently and as part of a team in a variety of situations and trade areas; establish and maintain effective working relationships with co-workers; contribute positively to a team dynamic; use all job related equipment; distinguish colors to safely repair electrical switches and outlets; effectively use olfactory senses to detect such things as natural gas leaks, smoke and/or pesticides; work in small, cramped areas; work at elevations greater than 10 feet such as on roof tops; read and be able to interpret and understand safety rules, operating and maintenance instructions, procedure manuals, blueprints and schematic drawings and diagrams; plan, organize and prioritize daily work and emergency dispatched work in an effective manner; problem solve to identify issues and select/suggest appropriate plan of action; follow verbal instructions; work calmly and effectively under time constraints; follow tasks through to completion in a timely manner; work with accuracy and attention to detail and ensure deadlines are met; demonstrate a positive attitude, appropriate attire and grooming and an effective work ethic; maintain regular and acceptable attendance and punctuality.


WORK RELATIONSHIPS: Reports to the Maintenance and Custodial Supervisor. Has daily/regular interaction and collaborates with the Maintenance Team, other departments, and building staff. Has regular interaction with plant managers. Has some interaction with parents, community, and students.
