About the Role:We are seeking a highly motivated and results-driven Reservation Manager to oversee our reservations team, optimize dynamic pricing strategies, increase year-on-year revenue, and build strong partnerships with homeowners. This role requires a mix of team leadership, sales expertise, revenue management, and account management to ensure our vacation rental properties achieve maximum occupancy and profitability.
Key Responsibilities:Team Leadership & Management:
- Supervise and lead a team of Vacation Planners, ensuring top-tier customer service and efficient booking processes.
- Train, coach, and monitor the performance of the team to increase conversion rates and revenue growth.
- Develop and implement strategies to increase occupancy and direct bookings while improving guest satisfaction.
Homeowner Account Management & Partnership Building:
- Act as the primary account manager for homeowners, providing insights on booking trends, revenue performance, and improvement opportunities.
- Work closely with owners to develop pricing, promotions, and marketing strategies to attract more bookings.
- Educate homeowners on ways to enhance their property listings, guest experience, and overall revenue potential.
- Regularly communicate with property owners to keep them informed on market trends, seasonal pricing adjustments, and revenue expectations.
Sales & Revenue Growth:
- Actively engage in upselling premium services and vacation packages to increase revenue.
- Develop and execute strategies to drive more direct bookings and reduce dependency on third-party platforms.
- Identify new opportunities to expand the business and maximize rental income.
Dynamic Pricing & Revenue Management:
- Optimize dynamic pricing based on seasonality, demand, competitor analysis, and booking trends.
- Adjust pricing across platforms like Airbnb, VRBO, and Booking.com to maintain competitive rates while maximizing revenue.
- Analyze performance metrics and implement pricing adjustments to meet revenue goals.
Guest & Customer Service Oversight:
- Oversee guest interactions, escalated concerns, and service recovery to maintain high satisfaction ratings.
- Ensure the reservations team provides quick and effective solutions to booking inquiries and guest issues.
- Manage listing accuracy, ensuring all property details, descriptions, and photos are optimized for maximum visibility.
Qualifications & Requirements:
- Proven experience in reservation management, hospitality, property management, or the vacation rental industry.
- Experience managing a team and driving sales performance.
- Strong expertise in account management and homeowner relations.
- Knowledge of dynamic pricing strategies and revenue management.
- Sales-driven mindset with a proven track record of increasing revenue year over year.
- Experience with property management systems (PMS), particularly Streamline PMS (preferred).
- Familiarity with vacation rental platforms (Airbnb, VRBO, Booking.com, etc.).
- Excellent leadership, communication, and problem-solving skills.
- Ability to analyze market trends and develop data-driven pricing and marketing strategies.
- Flexible availability, including weekends and holidays, as needed.
