KEY RESPONSIBILITIES
As an Associate Community Manager with Wilcox Communities, your focus will include:
- Performance Management: Drive leasing performance by consistently achieving and surpassing sales targets. Leverage expertise in sales strategies to optimize the leasing process and meet community objectives.
Lead Management and Sales Process: Effectively track and manage leads using Entrata. Take charge of leasing performance within the community, gaining comprehensive knowledge of the property, including unique selling points, common objections from prospects, site leasing trends, traffic patterns, and unit availability. - Competitive Landscape: Acquire a robust understanding of the competitive landscape within the community’s submarket by conducting competitor analysis and maintaining updated data on market performance and offerings. Utilize insights to recommend strategies that support the achievement of community goals.
- Community Presentation: Ensure that the community is presented impeccably by maintaining all areas, including the clubhouse and model units, to meet the quality standards of Wilcox Communities. Manage resident patios, ensuring they are tidy and well-kept. Conduct regular community audits to assess and uphold aesthetic standards and the overall functionality of communal spaces.
- Exceptional Customer Experience & Resident Service Excellence: Create memorable experiences that exceed customer expectations by committing to every interaction with prospective and current residents. Participate in all aspects of the leasing process to guarantee accuracy and effectiveness. Address resident concerns with professionalism and care, ensuring superior service throughout all interactions. Assist in follow-ups for work orders and lease renewals to enhance resident satisfaction and engagement.
- Goal Achievement: Work collaboratively with the Senior New Communities Sales Manager to achieve leasing goals, proactively identifying opportunities and addressing challenges to maximize occupancy and community satisfaction.
- Reporting Contribution: Aid in the preparation of weekly and monthly reports, contributing to the overall performance and success of the property.
- Administrative Responsibilities: Aid in the preparation of weekly and monthly reports, contributing to the overall performance and success of the property. Ensure timely collection and accurate posting of rental and vendor payments to maintain strong cash flow and financial performance. Address delinquent accounts by preparing late notices, contacting residents and guarantors, and filing evictions when necessary. Conduct lease audits and enforce policies and procedures to ensure compliance and uphold community standards.
- Collaboration with Maintenance & Vendor Oversight: Foster strong partnerships with the maintenance team to ensure timely and efficient resolution of resident service requests. Oversee vendor management, ensuring that all service providers meet quality standards and adhere to community guidelines. Collaborate on maintenance schedules and community improvements to enhance overall resident satisfaction and community functionality.
QUALIFICATIONS, SKILLS, AND EXPERIENCE
- Proven ability to achieve financial goals and leasing targets. Customer-facing sales experience required.
- Excellent verbal and written communication skills
- Responsible, accountable and self-motivated, qualified individual will be able to produce results
- Proficient in management software (Entrata is a plus), Microsoft Office and basic personal computer skills
- Excellent understanding (or ability to quickly learn) of applicable Fair Housing laws and standards
- Ability to maintain a working schedule that aligns with Community needs

- DRIVER’S LICENSE: This position may require some travel therefore, you must have a valid driver’s license and reliable transportation

- TRAVEL: Minimal / Occasionally required

- SALARY: Annual salary, dependent on skills and experience. Eligible for leasing and quarterly bonuses.
