What are the responsibilities and job description for the Maintenance Worker position at Wild Acres Lakes Property Owners Association?
This is a full-time position responsible for the continued maintenance of all equipment and structural components in the community.
General Responsibilities and Duties:
- PLOWING EXPERIENCE A MUST
- Performs general maintenance, both routine and non-routine maintenance and repair tasks on mechanical equipment, buildings, and properties.
- Operating diesel and gasoline powered vehicles including tractors, backhoes, and mowers.
- Conducts routine electrical, plumbing, and carpentry.
- Performs exterior maintenance such as lawn care and grounds work.
- Performs snow removal of walkways and entrances, working snow blowers, and plowing snow.
- Addresses assigned work orders.
- Periodic inspections and servicing of equipment and motor vehicles.
- Performs tasks such as but not limited to changing light bulbs, installing paper dispenser units, changing filters, changing locks on doors, minor decorative maintenance, and other tasks.
- May be required to assist with special events.
- Assists other maintenance workers in one or more areas performing specific or standard duties to learn new skills.
- May be required to utilize basic cleaning and other chemicals.
- Disassembles machines and repairs or replaces broken parts.
- May repair and maintain machinery and mechanical equipment, such as motors, pumps, belts, fans, etc.
- Working knowledge of hand tools and have mechanical aptitude.
- Must be able to read, write, speak English.
- Must be able to stand continuously.
- Must be able to adhere to company policy, safety rules and regulations
- May perform other duties and responsibilities as assigned.
Qualifications & Requirements:
- Willingness to be open to learning and growing.
- Maturity of judgment and behavior.
- Maintains high standards for work areas and appearance.
- Attends work and shows up for scheduled shift on time
- Eighteen (18) years of age or older.
- Experience in community maintenance or similar environment preferred, but not required.
- Valid Pennsylvania driver’s license.
- Basic knowledge of plumbing, electric, carpentry, and automotive.
- Ability to work in a team-oriented environment.
- Scheduling flexibility and ability to work overtime as needed. Some weekend work and holiday rotation required. Paid emergency on-call availability required.
PHYSICAL EFFORT: Requires constant arm and leg movement and reaching, bending, and turning to operate hand and foot controls when driving tractor or motor vehicle. Exerts effort to maintain balance and position at controls of tractor. Stands, stoops, bends, kneels, and works in tiring and uncomfortable positions. Works on ladders, which require work overhead or in stretched, cramped, or awkward positions. Exerts heavy physical effort frequently lifting and moving objects weighing over 50 pounds, pushing heavy loads, and operating heavy hand-held equipment.
WORKING CONDITIONS: Works indoors and outdoors in all weather conditions including periods of extreme heat, cold, and inclement weather
