Wilson Homes is looking for a Manager/Director of Community Development. This professional will be experienced in land development, and primarily responsible for the initial planning and coordination of new residential projects/ communities, including feasibility studies, entitlement processes, civil improvements, and site analysis, to ensure projects are ready for construction, often working closely with government agencies to secure necessary permits and approvals; essentially acting as a project manager for the early stages of a development project.
Key responsibilities for this position will include:
· Site analysis and due diligence:
Evaluating potential development sites, including physical characteristics, zoning regulations, environmental factors, and market feasibility.
· Entitlement planning:
Navigating the permitting process, preparing applications, and attending public hearings to secure necessary zoning changes, variances, and other approvals.
· Civil engineering coordination:
Working with engineers to design infrastructure plans like roads, utilities, and drainage systems.
· Project scheduling and budgeting:
Creating detailed project timelines and managing budgets for the pre-construction phase.
· Consultant management:
Overseeing the work of external consultants like surveyors, environmental specialists, and architects
· Community planning:
Contributing to the design and layout of the community, including lot sizes, open spaces, and amenities
· Legal document review:
Reviewing and ensuring compliance with legal documents related to development agreements and covenants
· Stakeholder communication:
Liaising with government agencies, community groups, and internal teams to keep everyone informed about project progress
Skills required for this position:
· Strong understanding of land development regulations and zoning laws
· Expertise in site analysis and feasibility studies
· Project management skills including planning, scheduling, and budgeting
· Excellent communication and presentation abilities to interact with stakeholders
· Technical knowledge of civil engineering principles and design
· Ability to read and interpret legal documents
Minimum Education and/or Experience
Bachelor’s Degree in Civil Engineering, Construction Management or similar field with;
· 5 years of land development, pre-construction experience is required
· 5 years in project management or forward planning required.
· Able to Manage numerous projects simultaneously while staying organized and on track
· Analyze site data and due diligence efforts to effectively anticipate and resolve potential obstacles or issue that may arise during construction and throughout the residential project or master plan community process.
· Knowledge of processes and requirements related to land development and public works requirement for residential sub-division approval.
· Experience with civil improvement plans, entitlements, conditions of approval, final mapping, DRE processing and CCR’s
· Able to travel as required to various projects and city/county agencies.
Job Type: Full-time
Pay: $110,174.00 - $120,430.00 per year
