PREFERRED QUALIFICATIONS:
- HS Diploma
- Current State of Connecticut S-1 (preferred) or S-2 Heating, Piping, and Cooling License
- Knowledge of applicable codes, principles, and practices of HVAC work
- Knowledge of the tools, equipment, and materials used in HVAC repair, maintenance, and installation
- Knowledge of safety standards and procedures
- Skill in:
- computer-based building energy management control systems (BCMS)
- installation and maintenance of HVAC equipment
- installation and maintenance of direct digital control systems and pneumatic systems
- Demonstrated skills in organization, communication, decision making, interpersonal relations and problem solving; ability to work on a team and independently
- Valid driver’s license
- Minimum five years of experience in HVAC maintenance or related areas
- Such additions and alternatives to the above qualifications as may be appropriate and acceptable
REPORTS TO: District Supervisor, Custodial and Maintenance Services
JOB GOAL: To provide full educational use of all school facilities by maintaining HVAC components and the buildings in a state of operational excellence.
PERFORMANCE RESPONSIBILITIES:
- Installs, maintains, and repairs HVAC equipment and systems. Evaluates and repairs HVAC equipment and systems.
- Addresses issues with defective HVAC elements. Installs replacement and new HVAC components.
- Performs surveys to assess the adequacy of HVAC equipment and performance.
- Provides preventative maintenance services to ensure building HVAC systems are operating at peak efficiency.
- Examines school building HVAC systems on a regular basis for needed repair and maintenance.
- Performs BCMS testing and runs diagnostics on a daily basis.
- Establishes and recommends priorities on HVAC repair projects.
- Estimates cost of repair projects in terms of labor, materials, and overhead.
- Follows safety procedures and adheres to HVAC codes.
- Drives district vehicle to job sites and to transport tools, equipment, and materials. Lifts and carries necessary tools, equipment, and materials. Climbs ladders to perform HVAC work. Bends, stoops, and crawls to perform HVAC work in crawl spaces, confined spaces, restricted spaces, and similar areas.
- Operates necessary tools and equipment (including hand and power tools) to complete work.
- Reads blueprints, plans, and schematic drawings.
- Maintains good working relationships with administrators, teachers, and other district staff.
- Assists the District Supervisor, Custodial and Maintenance Services in the implementation of regular preventative maintenance programs.
- Establish priorities for daily repairs and general maintenance.
- Occasionally performs general maintenance and repair work including plumbing, sheet rocking, painting, snow plowing, carpentry, masonry, etc. and repairing fencing, asphalt, concrete, and ceilings to keep facilities in good working order.
- Performs other related duties as required or requested.
PHYSICAL REQUIREMENTS:
- Ability to bend, climb, and work atop ladders, work in cramped and dark areas
- Ability to move equipment needed for HVAC work or to perform general maintenance tasks
- Ability to lift up to 50 lbs. – 75 lbs.
- Ability to drive district vehicles to perform work in various buildings/work sites
TERMS OF EMPLOYMENT: Twelve-month year; Monday-Friday work week
EVALUATION: Performance of this discretionary position will be evaluated annually by the Director of Facilities and/or District Supervisor, Custodial and Maintenance Services
