Purpose
Manages a team of coordinators to oversee the efficient and timely execution of the permitting and Starts Process for new home communities. This involves coordinating and preparing permit application packages, organizing essential new home information, and liaising with various stakeholders to ensure a smooth transition from permitting to construction.
Tasks
Departmental Communication
- Manages the team of Transaction Coordinators and Permitting Coordinators
- Oversees construction/permitting exceptions and implements solutions
- Collaborates daily with Purchasing and Construction departments to align information and achieve company goals
- Contributes to weekly Starts meetings with relevant updates
Review and Preparation of Paperwork
- Reviews Plot Plans, Foundation plans, and Blueprints to ensure accuracy and consistency
- Conducts quality control checks on construction permit updates and house files
- Prepares and reviews house files for the field, including addressing requests for corrections from field personnel and contractors
Permit Coordination and Stakeholder Coordination
- Interfaces with local, city, and state officials to obtain necessary documentation and develop effective permitting strategies
- Maintains up-to-date research on permitting requirements in each jurisdiction
- Prepares permit application packages, both online and paper-based
- Follow up with permitting departments to track progress and expedite the process
- Renews and completes registrations with relevant city authorities
- Coordinates and sets up utility company accounts for new home permits
- Collaborates with engineers and HOA/ARC boards to address design and development standards

Knowledge
- Ability to read, analyze, and interpret technical procedures, or governmental regulations.
- Understanding of residential construction knowledge
Skills and Abilities
- Strong understanding of residential construction processes and building codes
- Proficiency in reading and interpreting technical drawings and blueprints
- Knowledge of local, state, and federal building regulations and permitting requirements
- Excellent organizational and time management skills
- Strong attention to detail and accuracy
- Effective written and verbal communication skills
- Ability to work independently and as part of a team
- Proficient in Microsoft Office Suite (Word, Excel, Outlook)
- Experience with Monday.com project management software preferred
- Experience with Brix/Buildpro preferred
- Experience with new home community development and permitting processes preferred
Education & Experience
- High school Diploma Required
- Experience in construction, real estate, or related field preferred
Physical Requirements/Environment
- Position requires sitting, walking, and occasionally standing
- Noise level for the office environment is quiet to moderate
