The Maintenance Technician role supports the Maintenance Superintendent by identifying and addressing maintenance needs throughout the WindRiver property.
Key Responsibilities
General Property Upkeep & Repairs

Examine buildings, equipment, and systems to pinpoint problems and needed fixes.

Carry out repairs on malfunctioning equipment, structural damage, and essential facility systems.

Establish and follow preventive maintenance plans to reduce service interruptions.

Oversee the operation of heating, plumbing, and electrical components to maintain proper function.

Schedule and organize maintenance tasks to meet deadlines efficiently.

Conduct regular inspections to ensure equipment and systems are functioning properly.

Handle general maintenance tasks, including carpentry, painting, drywall patching, and light construction.

Assist with landscaping duties as necessary to support the property's curb appeal.
Facility & Equipment Management

Keep detailed records of tool, equipment, and supply inventory.

Maintain clean, organized workspaces, storage rooms, and maintenance areas.

Collaborate with fellow staff to address repair needs and prioritize tasks effectively.

Adhere to safety procedures and ensure compliance with health and workplace regulations.
Resident and Guest Support

Respond to maintenance requests from residents, tenants, or management in a timely and courteous manner.

Clearly communicate maintenance schedules and work updates to reduce inconvenience.

Provide courteous, professional service while working in public or community areas across the property.
Qualifications

High school diploma or equivalent required.

Valid driver's license.

Preferred: Certification in HVAC, building maintenance, or a similar trade.

Previous Facility Maintenance experience.

Must be at least 18 years of age.
Knowledge/Skills/Abilities
- Understanding of plumbing and electrical systems.

Strong grasp of general maintenance techniques and safety practices.

Physically able to work overtime, including occasional weekends and evenings.

Excellent troubleshooting and critical-thinking skills.

Strong communication skill (verbal and written).

Highly organized with the ability to manage multiple tasks.

Must have general hand tools.
Physical Requirements:
Must be able to bend, climb stairs, stoop, climb, twist, kneel, lift, push, and pull items weighing up to 55lbs. Must be able to stand and continuously move for up to 8 hours at a time. Must be willing to work in an outdoor environment for up to 8 hours at a time.
