Key ResponsibilitiesPhase 1 : Feasibility and Schematic DesignLead design meetings with clients and internal team members to develop and refine project concepts.Document existing conditions through site measurements and create accurate as-built drawings.Prepare schematic design drawings, including 2D plans and 3D conceptual renderings.Research applicable codes, zoning regulations, and public agency review requirements.Ensure alignment between project design, client budgets, and gross margin goals.Phase 2 : Design DevelopmentCreate detailed design development drawings and collaborate with team members to produce construction documents.Manage design revisions and incorporate input from clients, consultants, and internal teams.Coordinate permit documentation and submissions, ensuring compliance with local jurisdictional requirements.Develop written specifications and finish schedules, tracking and updating selections as needed.Mentor and assist junior designers with CAD drafting and technical details.Phase 3 : Construction AdministrationProvide support during construction, ensuring the design intent is maintained and resolving field issues.Attend project site meetings to review progress and address any discrepancies.Prepare and track architectural punch lists at substantial completion.Manage coordination of long-lead and specialty-order items with vendors and the production team.General ResponsibilitiesRepresent WINN Design Build in a professional and respectful manner.Maintain a thorough understanding of current design and construction trends, materials, and products.Collaborate with internal and external teams to ensure the success of all assigned projects.QualificationsAccredited degree in Architecture (BArch or MArch) or a related field.Minimum 5 years of experience in residential architectural design; licensure preferred.Proficiency in CAD software, such as AutoCAD, Chief Architect, or Revit.Strong understanding of building codes, zoning regulations, and residential construction practices.Experience in all phases of project development, from schematic design to construction documentation and administration.Excellent communication skills, both verbal and written, with the ability to effectively interact with clients, consultants, and team members.Strong organizational and multitasking abilities with a high level of attention to detail.Preferred SkillsKnowledge of Adobe Creative Suite (Photoshop, InDesign) and SketchUp is a plus.LEED certification and familiarity with sustainable design practices.
