WinnCompanies is looking for a skilled and dynamic Director of Facilities who will train, coach, develop regional and on-site maintenance teams throughout Texas and Missouri.
In this role, you will provide leadership and guidance to ensure maintenance standards are achieved and sustained across a portfolio of properties. You will oversee all maintenance operations within the region, obtain the best value for its maintenance and capital expenditure dollars, and provide leadership to senior maintenance personnel and site staff.
This opportunity requires up to 75% travel with the opportunity to work up to 2 days remote and 3 days on-site per week. Additionally, the regular business hours are Monday through Friday, from 8:00AM to 5:00PM, with some on-call activity.
Please note that the salary range for this position is $82,000 to $103,000, with a potential 10% annual performance bonus. Final salary will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors.
Responsibilities
- Oversee maintenance operations. Ensure the following maintenance functions within the portfolio are completed to Winn Standards: curb appeal, building interior and exterior, building system reviews, preventive maintenance schedule, maintenance site logs, seasonal maintenance including snow removal, and unit turnover.
- Oversee the region is completing work orders timely, reviewing building inspections and performing maintenance audits.
- Lead maintenance personnel. Assess maintenance staff and provide guidance through training and development.
- Assist Senior Management and Property Managers in recruiting, hiring, and succession planning.
- Participate in maintenance committee meetings.
- Manage financial controls. Work with Senior Management and Property Managers to adhere to budgets. Partner with Senior Management to forecast budgets.
- Assess, analyze, and recommend capital projects. Approve scope of work and competitive bid package for maintenance and capital expenditures.
- Ensure capital projects are completed on time.
- Adhere to regulatory requirements. Ensure compliance of all properties with federal, state, and local & REAC inspections.
- Responsible for pre-inspection of properties prior to REACs ensuring above average inspection results
- Ensure site safety and emergency response. Confirm that employees are following safety standards and safe work practices.
- Coordinate maintenance personnel response and efforts in emergency situations on site, such as fires and floods, during and after normal business hours. Ensure sites are prepared to handle emergencies.
- Assess new property opportunities. Participate with Senior Management as a member of the "due diligence" team.
- Review capital expenditure, building systems and management operation needs.
Requirements
- High school diploma or GED equivalent.
- Minimum of 10 years of relevant work experience .
- Minimum of 8-10 years of supervisory/management experience in residential/apartment maintenance and affordable housing.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Ability to travel throughout Texas and Missouri up to 75% of the time.
- Highly skilled and knowledgeable in electrical, plumbing, appliances, carpentry, and HVAC.
- Direct experience with REAC and NSPIRE inspections.
- Outstanding organizational, leadership, and management skills.
- Solid verbal and written communication skills.
- Excellent customer service skills.
- Experience with computer systems, particularly Microsoft Office.
- Ability to adapt and respond to changing situations and environments.
- Availability for on-call activity during off-hours for urgent needs.
- Ability to manage and work with a diverse group of people and personalities.
Preferred Qualifications
- Vocational or technical training.
- Experience with RealPage property management software.
- CAMT certification.
