WinnCompanies is seeking an Assistant Property Manager to join our team. You will be assisting multiple sites across New Jersey with a total of 596 tax credit and PBS8 units.

In this role, you will support the Property Manager in managing all aspects of the community, including leasing, accounts receivable, accounts payable, service requests, and customer service.

Please note that the schedule for this position is Monday through Friday, from 8:00AM to 4:30PM and occasional weekends as needed. This opportunity offers a pay rate of $22.00 - $28.00 per hour, based on experience.

Responsibilities

  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.
  • Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
  • Assist in all facets of physical and financial management as needed and assigned.
  • Assist with recertifications, rent collection, serving notices.
  • Assist and travel to the following sites: Bridgeton Villas I and II, Sencit Liberty, Mill Street, Chestnut Homes, Congdon Mill, Hamilton Square Residential and Hamilton Mill Commercial, Mill Street Condominimum Associates.
  • Act as Property Manager in absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
  • Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.

Requirements

  • High school diploma or GED equivalent.
  • Minimum of 1 year of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Certified Occupancy Specialist (COS) certification.
  • Experience with HUD Section 8 and Low-Income Housing Tax Credit.
  • Experience with various computer systems, including Microsoft Office.
  • Outstanding verbal and written communication skills.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Excellent customer service skills.
  • Superb attention to detail.
  • Willingness to learn and be trained.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.

Preferred Qualifications

  • Associate's degree.
  • Experience in property management.
  • Tax Credit Specialist (TCS) certification or wiliness to obtain within the first 90 days of employment.
  • Experience with RealPage property management software.
