Responsibilities:
Collaboration and Communication: Collaborate with senior management to establish appropriate rent levels, review rent schedules, and oversee preparation and submission of rent increases and renewals. Ensure effective communication with residents, team members, and stakeholders through regular updates, meetings, and correspondence.
Property Maintenance and Compliance: Maintain property tenant files organized, complete, and accurate, ensure Property Software Data accuracy at all times, ensure site compliance with applicable state and federal program regulations, and direct maintenance team to implement maintenance programs and controls. Report property incidents, accidents, and injuries in accordance with company policy and resolve resident issues and conflicts timely and in accordance with site guidelines.
Financial Management: Prepare the property's annual budget for approval by senior management, provide accurate financial reporting and monthly variance reporting, and ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines. Solicit bids, process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy, and ensure adherence to budget and financial targets.
Talent Development and Engagement: Use company directives to screen, hire, and train new personnel, promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership, and conduct weekly staff meetings. Foster a positive work environment that encourages open communication, teamwork, and collaboration among team members.
