Job Summary:
Assist with maintenance, repair, and disaster recovery for WMRL facilities to provide a clean and well-maintained environment for guests and homeowners, ensuring their satisfaction and the financial success of WMRL. The Maintenance office is located in the Wood Shop, adjacent to the Hibernation House.
Job Relationships:
- Reports to: Plant Manager or Plant Supervisor
- Employees Supervised: None
Job Specifications:
- High school graduate or GED equivalent.
- Two or more years of experience in facility maintenance.
- Basic knowledge and skills in repairing mechanical components, plumbing fixtures, electrical devices, appliances, and carpentry.
- Must provide basic hand tools: claw hammer, screwdrivers, adjustable wrench, tape measure, flat bar, wrenches, electrical multi-meter, and utility knife.
- Valid driver’s license and ability to be added to WSI insurance policy.
- Excellent customer service skills and ability to work with a diverse group of people, remaining calm and professional in stressful situations.
- Self-starter with the ability to work independently.
- Adherence to company and department policies and procedures as outlined in the employee manuals.
- Professional appearance, including wearing the company uniform and nametag.
- Ability to cross-sell other departments and businesses at the resort and effectively communicate information to guests.
Specific Duties:
Administrative:
- Daily computer work order entry for accurate records of time, unit name, material costs, and work descriptions.
- Identify and generate work orders for repair work in lodging properties and surrounding grounds.
- Maintain a high ratio of billable hours for positive revenue flow.
- Order necessary parts and manage inventory.
- Communicate with guests and property owners regarding maintenance concerns and repairs.
Carpentry:
- Perform wood frame construction, siding, sheeting, roofing, and decking.
- Site preparation, dirt compacting, and demolition work as needed.
- Perform drywall patches and painting.
- Maintain clean and safe job sites, vehicles, and shop spaces.
Landscaping:
- Snow removal and ice management for public entrances, fire escapes, decks, and roofs.
- Operate mowers, string trimmers, brush cutters, and chainsaws for landscaping projects.
- Pick up litter and debris from grounds.
Mechanical:
- Perform repairs and scheduled maintenance on mechanical equipment.
- Change filters and belts in HVAC equipment and light gas appliances.
- Maintain knowledge of water shut-offs and hot tubs/spa areas.
Plumbing:
- Drain, clean, and refill electric water heaters.
- Knowledge of copper piping, PEX tubing, and toilet operation and repair.
- Unclog drains and toilets and replace garbage disposals.
Electrical:
- Use volt/ohm/ammeter to check voltage, current, and continuity of circuits.
- Knowledge of wire colors and their functions.
- Replace light bulbs, troubleshoot, and repair electric baseboard heaters and water heaters.
- Familiar with electrical panel locations in managed properties.
Vehicles:
- Operate WSI-owned heavy equipment and rental equipment.
- Dispense fuel in WSI vehicles and approved containers.
- Check fluid levels
- Operate hydraulic-assisted man lift.
Safety:
- Operate fire suppression systems and wear personal protective equipment.
- Adhere to HAZCOM and LOCKOUT/TAGOUT safety programs.
- Report or remedy unsafe working conditions and meet OSHA safety standards.
Miscellaneous:
- Assist with splitting, cutting, and stacking firewood for WMRL units.
- Perform rain gutter cleaning, floor sweeping, and carpet water extraction.
- Perform other duties as assigned by the WMRL Maintenance Manager or Plant Supervisor.
Work Environment:
- Handle objects up to 30 pounds frequently, 75 pounds occasionally, and 75 pounds rarely.
- Be on one’s feet for up to 8 hours daily, involving standing, walking, crouching, kneeling, and sitting.
- Perform maintenance tasks in small spaces and awkward body postures regularly.
- Climb ladders, from step ladders to 32-foot extension ladders.
- Drive company vehicles and handle schedule changes on short notice.
- Work weekends, holidays, and overtime during peak demand times.
- Work under varying weather conditions, often extreme in nature.
- Non-smoking environment.
Safety & Wellness:
All team members must be on constant alert for any unsafe conditions and work behaviors. Periodic inspections of work and public areas are required, and follow-up notifications will be done to correct conditions or practices at the earliest opportunity.
