General Duties: To perform Minor Maintenance Program (MMP) inspections and minor repairs in all Whitefish Mountain Resort Lodging (WMRL) properties on a rotating basis. Visual inspections, recording, updating and submitting a written list of properties inspected and maintenance items repaired or in need of repair, will be a critical portion of the MMP inspector position. The Maintenance office is located in the Wood Shop, adjacent to the Hibernation House. Parts of the work space are located on the ground floor, while offices, restrooms and inventory store rooms are located on the second floor and accessed via stairway.

Work Environment:
· Moderate physical activity required by handling and lifting objects up to 30 pounds frequently, 75 pounds occasionally and 75 pounds rarely.
· Ability to be on one’s feet for extended time periods, up to 8 hours daily.
· Requires moderate physical activity to include standing, walking, crouching, kneeling, and sitting throughout each day.
· Ability to perform maintenance tasks in small spaces and awkward body posture on a regular basis.
· Ability to climb ladders-from a step ladder to an extension ladder.
· Safety trainings are part of this job.
· Drive company vehicles in the performance of daily duties.
· Flexibility in schedule changes on short notice is required.
· Job may require working weekends, holidays and adjusting one’s schedule to accommodate access to unoccupied properties.
· Ability to work under varying weather conditions, often extreme in nature.
· Non-smoking environment.
Job Specifications:
· Two years of high school, trade school or equivalent.
· One to two years of maintenance experience required, knowledge of WMRL properties preferred.
· Ability to read and understand (English) labeling specifications of all cleaning chemicals, paints, solvents and maintenance related products.
· Must possess a valid driver’s license and the ability to be added to WSI’s insurance policy.
· Must be able to provide every guest with a high level of customer service at all times.
· Must be a self starter and be able to work independently with little supervision on a regular basis.
· Must be able to work with a diverse group of people and be able to remain calm and professional in handling a variety of tasks and stressful situations.
· Ability to establish and maintain harmonious relationships with co-workers.
· Must be able to work within the framework of the company and department policies and procedures as set forth in the employee manuals.
· A neat, clean appearance is expected at all times. Employee must wear company uniform and nametag provided.
· Demonstrate ability to cross sell other departments and businesses at the resort, and to effectively communicate that information to our guests.
Specific Duties:
· Inspecting, recording and repairing minor maintenance issues in lodging properties managed by WMRL. This will require working from an ongoing list provided by WMRL staff so that each property in the WMRL rental program is inspected at least once a month.
· Accurate records of properties inspected and recording maintenance items in each property that either are in need of attention or that were attended to in the MMP inspection process must be submitted on a regular basis.
· Must be able to work in conjunction with WMRL Administrative staff in tracking progress of MMP inspections to insure that each property is inspected and recorded monthly.
· The complete list of tasks to be completed in each property by the MMP inspector is a separate document attached to this Job description. The MMP list includes a wide variety of light maintenance tasks that will need to be completed on a regular basis as part of this Job Description.
· Light plumbing (Changing water supply lines, toilet parts, faucets, aerators, de-liming parts).
· Light electrical (appliance cord repair, electric heater repair, light bulb changing, troubleshooting).
· Painting interior/exterior, walls and ceilings. Stain touch up on furniture and woodwork.
· Light carpentry (furniture repair, gluing wooden components).
· Miscellaneous maintenance (Furnace filter changes, building hardware replacements, door lock replacements, hinge lubrication, patio door repair, screen repair, battery change outs, smoke detector replacing, and other items associated with home repair not mentioned here).
· Acculock door lock maintenance and repair.
· Other light WMRL maintenance as assigned by Manager or WMRL Management.
- This may include, but is not limited to: power washing garages, carpet cleaning, snow removal, yard and landscape work, garbage removal, splitting and stacking firewood, moving and disposal of furniture and/or appliances, trash, and assisting WMRL housekeeping staff on an as needed basis.
- May also be asked to assist with guest service tasks related to the arrival, departure or in-house needs of our guests. All tasks will be undertaken with the goal of providing the highest quality experience for our guests at all times.
· Keeps complete, legible and accurate records of all work to include time in and time out, unit name and description of work completed of all jobs on a daily basis.
· Accesses Streamline program to provide oneself with current occupancies and vacancies to establish daily property checks.
· Maintains and tracks household inventory items and counts on a monthly basis.
· Any other duties set forth by WMR Facilities Director or Supervisor.
Safety & Wellness:
· Operates fire suppression.
· Wears personal protective equipment as required.
· Be trained in the HAZCOM and LOCKOUT/TAGOUT safety programs.
· Reports any unsafe or potentially unsafe working conditions to the supervisor or the safety concern notebook located next to the woodshop work area order board.
· Meets OSHA safety standards.

It will be the responsibility of all team members to ensure that our internal & external guests enjoy a safe and risk free environment. All team members must be on constant alert for any unsafe conditions and work behaviors. This will involve, but not be limited to, periodic inspections of work areas, public areas and the private properties being inspected as part of the MMP. Follow up notification will be done to correct the condition or practice at the earliest possible opportunity
