We’re seeking a part-time Property Manager to join our team in the Louisa, KY area. The Property Manager is responsible for the day-to-day operations of a 36-unit property. A minimum of 1 year of experience in property management is required. Key responsibilities include overseeing yearly recertifications, managing move-ins and move-outs, handling evictions, collecting rent, preparing monthly reports, conducting unit inspections, addressing lease violations, and more.
The ideal candidate must be a people-oriented professional, as this role involves daily interactions with tenants and prospective applicants.
Job Details:
- Property: Louisa Senior Apts. - 1315 Pearl Street, Louisa, KY 41230
- Job Type: Part-Time (16-20 hours per week)
- Work Schedule: Tuesdays and Thursdays from 8:00 AM to 4:30 PM
- Compensation: $15.00 per hour, plus monthly cell phone reimbursement of $50
- Sign-On Bonus: $250 (Payable on first paycheck. Rehires are eligible if their separation period has been 1 year or more)
Qualifications/Requirements:
- Previous experience in property management or housing required.
- Proficient computer skills.
- Ability to manage multiple priorities and deadlines.
- Effectively communicates with staff, residents, vendors and other individuals.
- Excellent customer service skills and able to work well in a team environment.
- Steady work history.
- Valid driver's license and ability to travel for training.
- Willingness and ability to successfully complete a pre-employment drug screening and criminal background check.
Responsibilities:
- Assumes responsibility for the leasing and effectively marketing the property.
- Markets, forecasts, and projects upcoming move-outs in order to fill units quickly and maintain target occupancy.
- Completes applicant screenings to determine eligibility.
- Shows units to prospective residents.
- Adheres to all HUD, Rural Development, Tax Credit, Public Housing and/or Conventional Housing standards.
- Completes appropriate paperwork and follows compliance guidelines for leasing.
- Responsible for collecting and depositing rent payments.
- Other related tasks.
