MID LEVEL MAINTENANCE TECH needed for a very well maintained set of apartment complexes in the Town of Sheboygan. It includes a two new construction projects (one went into operation in 2022 and the other in 2023). This is a FULL TIME POSITION with hours primarily Monday thru Friday with a fixed but flexible schedule with leasing success. It may require evenings and weekends for emergency maintenance on occasion to accommodate prospective tenant schedules and tenant move-ins. This work at unusual time will be rewarded with comp time the following week.

Responsibilities include:
- Maintenance for 254 existing units which maintains 100% occupancy and generally has a waiting list.
- Management of work shop, supplies and ordering items as needed.
- Performance of routine work orders in a timely fashion and documenting results in Rent Manager and with tenants.
- Use of computer requiring skills that include (i.e. MS office, outlook, electronic forms, Docusign, scanners, company website and Rent Manager.
- Management of vendors as needed including landscape maintenance and snow services.
- Management of COIs for all vendors.
- Use of Rent Manager and Rent Manager APP to perform documentation of work orders, turns and bi-annual inspections.
- Coordination of maintenance concerns for existing occupied units.
