Property Management Appliance Technician

Position Status: Non-Exempt, Full-Time
Supervisor: Norlanco Service Manager
Hours: Monday to Friday 7am-4pm; On call as required
Location: On The Road
Expectations
- Diagnose and repair common household appliances, including refrigerators, washers, dryers, dishwashers, ovens, stoves, microwaves, and, window/wall AC units.
- Perform routine maintenance and service on appliances to ensure proper functioning and extend their lifespan.
- Troubleshoot appliance issues, identify necessary repairs, and perform work in a timely and cost-effective manner.
- Install new appliances and replace outdated or malfunctioning units according to manufacturer guidelines and safety standards.
- Ensure appliances are properly connected to necessary utilities (e.g., water, gas, electricity).
- Provide friendly and professional service to tenants, responding to appliance service requests and addressing concerns in a timely manner.
- Communicate with tenants regarding repair schedules, appliance instructions, and follow-up procedures.
- Maintain a stock of necessary parts, tools, and equipment for appliance repairs and installations.
- Track inventory levels and order replacement parts as needed.
- Keep accurate records of service requests, work completed, parts used, and time spent on each job.
- Update maintenance logs and communicate findings with property managers to ensure efficient property management operations.
- Follow all safety guidelines and protocols when working with electrical, gas, and water systems.
- Stay current on local building codes and appliance safety standards.
- Provide emergency appliance repair services as needed, including after-hours calls when necessary.
- Other tasks as assigned.
Requirements
- 2 years of experience in appliance repair, maintenance, or a related field, preferably in a property management or residential setting.
- Strong knowledge of various home appliances and HVAC systems.
- Ability to diagnose and repair complex appliance issues.
- Proficient with tools, equipment, and diagnostic software.
- Excellent customer service and communication skills.
- High school diploma or equivalent; additional technical certifications in appliance repair or HVAC systems preferred.
- Valid driver’s license required.
- Must supply personal hand tools.
- Company-issued work vehicle and some tools provided.
- Ability to lift and move appliances and equipment weighing up to 50 pounds.
- Ability to work in various conditions, including confined spaces, and perform tasks requiring manual dexterity and attention to detail.

Pay: $27.00 - $31.00 per hour
