What are the responsibilities and job description for the Maintenance Supervisor position at Wood Street Commons?
Wood Street Commons is a 16 story high rise located in downtown Pittsburgh. We a need for a skilled maintenance technician. Wood Street provides single occupancy housing (SRO) sleeping rooms with shared restrooms. Wood Street provides housing for adults at risk of homelessness with on site supportive services. Wood Street also has 6 floors of commercial tenant space as well. Applicant should be comfortable in a human service type environment. We provide support to individuals with addictions, mental health issues. So you must be compassionate and comfortable addressing issues outside of normal maintenance situations.
Lead maintenance this is a very hands on position and you must be willing to do a variety of hands on task while leading 2 other team members. Must be able to deal with various situations and living conditions. Well rounded experience in all facets of building mechanical systems. 5 years of experience required.
This job description includes your primary job responsibilities. You may be required to perform other tasks as requested by your supervisor or management.
Primary Responsibilities:
HVAC certification preferred, Familiar with large building mechanical systems preferred.
- Trouble-shooting HVAC, electrical and plumbing.
- Monitor building mechanical systems such as cooling towers, chillers.
- Building repairs such as plumbing leaks. Make necessary repairs for leaks and plumbing issues.
- General building maintenance – painting, patching, changing filters, fixing screens, etc.;
- Completion of work orders and monitor outstanding works.
- Communicate with tenants, staff and management regarding necessary repairs .
- Preform preventative maintenance on major mechanical systems and coordinate vendor PM work.
- Monitor room turn over schedule and ensure maintenance, painting, floor repairs, plumbing and HVAC are completed before next move in.
- Interacting with residents, tenants, staff and contractors. Coordinating and scheduling in house repairs as well in scheduling vendor repairs.
- Additional tasks as requested by management.
