Construction Warranty Technician
Position Summary:
The Construction Warranty Technician is responsible for managing and resolving warranty claims throughout the entire claims process to ensure high levels of customer satisfaction. This role requires coordination with customers, Project Managers, subcontractors, and trade partners to efficiently address warranty-related concerns. The technician will also play a key role in punch list completion, quality assurance, and new home inspections. This position reports directly to the Director of Field Operations and works closely with the Residential Customer Experience Manager.
Primary Responsibilities:
Warranty Management:
Manage and maintain the Customer Warranty Service List and Warranty Items List.
Receive warranty claims, evaluate them for compliance with company policy, and manage customer expectations.
Coordinate warranty work through internal labor, original subcontractors, or new trades as necessary.
Maintain organized records, including Warranty Requests and customer sign-offs.
Ensure punch list items and warranty claims are completed in a timely and professional manner.
Communicate clearly with customers about warranty evaluations, work schedules, and resolution processes.
Provide written documentation and confirmation of resolved claims.
Follow up with customers to ensure satisfaction and obtain sign-off upon completion.
Coordination & Execution of Repairs:
Perform or oversee necessary repairs for homeowners, ensuring high-quality workmanship.
Schedule and coordinate with Project Managers, subcontractors, and trade partners for efficient issue resolution.
Conduct inspections to ensure compliance with quality standards, building codes, and contract requirements.
Assist Project Managers with punch list completion, including minor repairs, painting, drywall, trim, and finish work.
Enforce job site safety requirements and ensure a healthy work environment.
Provide hands-on support when needed, including working with tools, lumber, and materials.
Ensure all work is performed within budget and aligns with the company’s cost-control measures.
New Home Construction Assistance:
Conduct thorough inspections with Project Managers before customer orientations and walk-throughs.
Attend customer orientation walk-throughs to explain the post-closing customer service program.
Assist with final pre-closing touch-ups, repairs, and necessary quality control measures.
Work closely with Punchout Technicians and Quality Control/Warranty Managers to ensure homes are delivered to customers in top condition.
Quality Assurance & Continuous Improvement:
Identify trends in warranty claims and suggest process improvements to reduce future warranty work.
Provide feedback on construction quality, recommending best practices to Project Managers, subcontractors, and vendors.
Monitor subcontractor work and ensure consistency with company standards and policies.
Assist in training and development of Punchout Technicians to maintain high standards in post-construction service.
Qualifications & Requirements:
5-7 years of experience in residential construction, preferably in a supervisory or warranty-related role.
Extensive knowledge of residential construction practices, tools, techniques, materials, and quality standards.
Strong organizational skills, attention to detail, and ability to manage multiple tasks simultaneously.
Excellent communication skills, both oral and written, with customers, subcontractors, and team members.
Strong customer service skills with a commitment to ensuring homeowner satisfaction.
Proficient in Microsoft Excel, Builder Trend, and other construction management software.
Ability to lift and manipulate objects as required for repairs and inspections.
Experience in general maintenance, including drywall, painting, trim work, and minor carpentry repairs.
Ability to work in a fast-paced environment while maintaining professionalism and efficiency.
