SUMMARY:

The Maintenance Supervisor role entails overseeing the upkeep and repair of residential or commercial properties to ensure they meet safety and quality standards. Responsibilities typically include managing maintenance staff, scheduling and delegating tasks, and coordinating with contractors and vendors. Successful candidates should possess strong leadership and technical skills, with expertise in various aspects of building maintenance, such as HVAC, plumbing, and electrical systems. Additionally, attention to detail, problem-solving abilities, and adherence to safety regulations are crucial for effective performance in this role. The Maintenance Supervisor plays a pivotal role in maintaining property value and tenant satisfaction by ensuring timely and efficient resolution of maintenance issues.


DUTIES AND RESPONSIBILITIES:

  • Maintain excellent customer service relationships by adhering to the Worcester Purpose and Core Values
  • Adhere to Worcester Communities Policies, Procedures and SOPs
  • Assist the Community Manager in the management of excellent customer service
  • Assist the Community Manager with managing a high-quality maintenance team through the implementation of effective training, motivation, and development programs
  • Prioritize and assign service requests to the maintenance team.
  • Monitor daily completion of service requests and follow up on any outstanding items.
  • Assist in the completion of service requests as necessary.
  • Inspect grounds, buildings, and other community features daily to minimize liability concerns and to ensure excellent curb appeal at all times
  • Must possess basic knowledge of local and state codes for permitting, sign ordinances, and pool regulations
  • Maintain a preventative maintenance program that extends the life of the asset while minimizing future repairs
  • Identify and implement energy-saving measures that promote conservation
  • Manage maintenance supply inventory while adhering to budget guidelines
  • Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Teach and promote safe work practices
  • Participate in monthly unit inspections as required
  • Responsible for key control program as outlined in Worcester SOPs
  • Schedule and direct workers in the performance of all maintenance/repairs related to turn events within budgeted guidelines.
  • Supervise all vendors and contractors throughout the unit turn process
  • Generate purchase orders for all unit turn, material order purchases.
  • Supervise maintenance team in preparing vacant units for marketing including restoration and cleaning
  • Direct workers in the performance of scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals
  • Address resident and team member concerns and resolve issues in a timely and professional manner
  • Maintenance and record keeping of maintenance logs for snow removal, pool maintenance, light audits, preventative maintenance, freon, and other logs as required for the community. .
  • Assist with the general upkeep and cleaning of the office, common areas, and model as needed
  • Work with the Community Manager to maximize the performance of the property within budget guidelines
  • Participate in on-call emergency rotation
  • Direct workers in maintenance of all amenities including clubhouse, fitness center, and swimming pool
  • Assist the Community Manager with conducting performance appraisals for the maintenance team
  • Report accident and emergency situations to the community manager immediately and by use of the appropriate reporting procedures
  • Maintain a working knowledge of all fair housing laws, policies, and practices, and be fair and consistent in upholding these
  • Perform additional tasks and responsibilities as required
  • Flexible and capable of prioritizing tasks when working in a busy and changing environment

QUALIFICATIONS:

  • High school diploma or equivalent required.
  • A valid driver's license and current automobile insurance is required. The position requires individuals to furnish a reliable vehicle to fulfill all of the job's functions
  • At least two years of apartment maintenance experience is required
  • EPA certification Type I and II is required a Universal Certification may be submitted in lieu of Type I or II.
  • 2 Years of HVAC experience is required
  • CPO certification is required for any community with a pool, an exception could be made if another team member onsite has the CPO.
  • CAMT is preferred
  • Other licenses and certifications as required by local, state, or federal law
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
  • Basic hand tools (not provided by the community)
  • The position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
  • All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents
  • Appropriate safety equipment and apparel must be worn including proper footwear/ work boots
  • Must be able to diagnose problems with and repair the following:
  • Major appliances
  • Intermediate plumbing
  • Intermediate electrical (when no license is required)
  • Sheetrock, General Carpentry, Painting, Landscaping, Ice/snow removal
  • Golf carts and small engine maintenance
  • Flexible and capable of prioritizing tasks when working in a busy and changing environment
  • Computer skills required: Microsoft Office, Google Business Suite, Entrata Property management software required

ATTENDANCE/TRAVEL:

  • Due to property staffing limitations, the position requires that individual be able to work scheduled hours on a consistent basis and, if necessary, overtime hours when requested
  • Travel may be required as necessary to attend training and other company functions
