DUTIES AND RESPONSIBILITIES:
- Maintain excellent customer service relationships by adhering to the Worcester Purpose and Core Values

- Ensure all service requests and repairs are completed thoroughly and promptly
- Maintain an organized, clean, and safe work area
- Assist maintenance team with monitoring inventory of equipment, tools, parts, and supplies at appropriate levels
- Communicate effectively with residents, fellow team members, & vendors
- Work with the maintenance team to maintain an effective preventative maintenance program
- Inspect grounds, buildings, and other community features as required to minimize liability concerns
- Ensure adherence to the company's safety and hazard communications programs, policies, and procedures
- Work with the maintenance team to ensure that the physical condition of the community is maintained according to company operating and safety standards
- Work with the maintenance team to ensure excellent curb appeal at all times
- Assist with the scheduling and performance of all maintenance/repair-related events
- Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals
- Assistance with record keeping of maintenance logs for snow removal, pool maintenance, light audits, preventative maintenance, and freon.
- Diagnoses and performs minor and routine maintenance/repair, as directed, involving the following on a daily basis:
- Electrical - Examines and repairs electric circuits and components
- Plumbing - Repairs and replaces piping systems and fixtures including opening clogged drains
- A/C and heating systems
- Appliances - Examines, diagnoses, and repairs all components of all major appliances
- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Tile, carpet, flooring
- Roofing, gutters, fasteners
- Interior/exterior lights
- Fireplaces, ceiling fans
- Gas fixtures and appliances (where applicable)
- Shutters, doors, cabinets, windows, sliding glass doors
- Boiler, gas and electric
- Door locks, mailboxes, and locks
- Security systems (where applicable)
- Ceiling leaks
- Walls - Repair damaged plaster/drywall surfaces of walls and ceilings matching existing surfaces
- Paint - Repairs and paints any areas required
- Concrete - Repair damaged concrete and other masonry defects
- Pool areas, tile, Jacuzzi, pool furniture
- Chemicals - Diagnoses and evaluates problems, and applies chemicals as instructed by chemical manufacturers using proper safety and application equipment. Maintains accurate records
- Pools - Maintains pools, chemicals, circulation system, and safety equipment and rules according to established
- Assist in the daily clean up of the exterior of the community including grounds, breezeways, office, model, and all common areas
- Report accident and emergency situations to the community manager immediately and by use of the appropriate reporting procedures
- Participate in on-call rotation for emergency service
- Maintain a working knowledge of all fair housing laws, policies, and practices, and be fair and consistent in upholding these
- Perform additional tasks and responsibilities as required
- Flexible and capable of prioritizing tasks when working in a busy and changing environment
SUPERVISORY RESPONSIBILITIES:
- This job has no supervisory responsibilities.
QUALIFICATIONS:
- High school diploma or equivalent required
- A valid driver's license and current automobile insurance is required. The position requires individuals to furnish a reliable vehicle to fulfill all of the job's functions
- At least one year of apartment maintenance experience is preferred
- EPA certification Type I and II is required
- 2 Years of HVAC experience is required
- CPO certification is required
- CAMT is preferred
- Other licenses and certifications as required by local, state, or federal law
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Basic hand tools (not provided by the community)
- The position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
- All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents
- Appropriate safety equipment and apparel must be worn including proper footwear/ work boots
- Must be able to diagnose problems with and assist with the repair of the following:
- Major appliances, HVAC, Basic-Intermediate plumbing, Basic-Intermediate electrical, Sheetrock, General carpentry, Pool care (if required by community), Roofs and gutters, Painting, General irrigation maintenance and repairs, Landscaping, Fountain maintenance and repairs, Foundation/sidewalk repairs, Ice/snow removal
- Computer skills required: Microsoft Office, Google Business Suite, Entrata Property management software required
ATTENDANCE/TRAVEL:
- Due to property staffing limitations, the position requires that individual be able to work scheduled hours on a consistent basis and, if necessary, overtime hours when requested
- Travel may be required as necessary to attend training and other company functions
