Works-in-Progress Associates (WPA) is currently seeking an experienced Superintendent to join our team! This position is in-person, Monday-Friday, 6pm – 2am shift, working at Jacobi Medical Center, 1400 Pelham Pkwy South, Building 1, Bronx, NY 10461 with an anticipated duration of 6-8 months.
Scope of Work
NYC H H Jacobi Medical Center (JMC) is upgrading the entire fire alarm system throughout Building 1, meeting all code requirements. This includes complete replacement of the existing fire alarm system, removal of fire alarm panels, installation of new fire alarm devices, installing a post fire smoke purge system and pressurization system, installing a new Fire Alarm Command Center (FACC), and Mechanical/Electrical/Plumbing (MEP) upgrades throughout.
Responsibilities include, but are not limited to:
WPA is a woman-owned Owner's Representative firm and we manage construction projects for mostly nonprofits including schools, hospitals, libraries, etc. in the New York City area. We have been in business for over 30 years and have completed well over 400 projects. We currently have somewhere between 40-50 employees.
Because we are a woman-owned firm we are on contracts with larger Construction Management firms such as LiRo, Hill International, Jacobs, Tectonic, Gilbane, etc. and we help them to meet their WBE goals. We provide Project Managers, Inspectors, Estimators, Office Engineers and so on. Currently we are on about 10-15 different contracts.

Responsibilities include, but are not limited to:
- Daily coordination with Capital Projects team
- Daily Construction oversight including maintenance of project records, evaluations of means and methods, and periodic inspections.
- Cost Management
- Negotiations, Change Order Reviews and Recommendations. CM would be responsible to validate scope, cost, and proposed quantities for labor, equipment and materials necessary.
- Monitor Vendors’ compliance with Progress Schedules, notify Capital Projects team of any anticipated delays.
- Compare Contractors’ ongoing Progress Schedules to the initial and master Progress Schedules and prepare variance and critical path analyses as necessary.
- Provide analysis and review of any notices of delay that Vendors may submit, including by maintaining a log of such notices.
- Manage procedures for Vendors to follow regarding expeditious processing of submittals and request for information that require the CM’s, Designer, and/or HHC’s approval, including without limitation shop drawings, material samples and specifications.
- Develop plan(s) which can utilize the PLA for Overtime, Weekend, Second Shift and Third Shift work as needed.
- Quality Assurance & Control
- Dispute Avoidance and Claims Mitigation
- Performance & Productivity Assessments of the contractor and their vendors
- Coordinating with HHC’s vendors for delivery and installation of furnishings, signage and equipment.
- Compiling all Project Closeouts documentation for submission to regulatory agencies.
- Baccalaureate Degree in engineering/architecture and/or construction related field from an accredited college or university is preferred.
- OSHA 30 certification is required
- A driver's license valid in New York State.
- Demonstrated proficiency with all applicable software packages including but not limited to MS Office and Adobe Acrobat.
- Must be authorized to work in the United States
- Must be willing to undergo a background check, in accordance with local law/regulations
- Ability to build and strengthen long-lasting client relationships by providing reliable service and project solutions.
