What are the responsibilities and job description for the Floating Maintenance Technician position at Wright Equities, Inc.?
Job Summary:
Assist the Maintenance Lead with the general operations of the apartment community. Provide superior customer service to all guests and residents at the community. Help guests resolve their housing problems. Understand the competitive apartment market.
All responsibilities of the Maintenance Technician are conducted in compliance with Equal Housing Opportunity laws. Effective performance results in increased operating results for the community.
Maintenance:
- Maintain the highest level of continuous repair and cleanliness at the community on a daily basis
- Assist manager with production of market ready apartments
- Provide timely response to request for maintenance services
- Carry on-call phone and be available for after hour emergencies, when needed
- Ensure the physical upkeep of the community
- Maintain an adequate inventory of maintenance materials and cleaning supplies
- Check deliveries and monitor products and materials supplied to the community
- Participate in workplace safety
- Deliver extraordinary maintenance and customer service
- Ensure all apartment smoke detectors and AC filters are checked and replaced (semi-annually)
- Work/check with all vendors that perform work on the property
- Report to manger on progress of maintenance work daily
Painting:
- Perform professional quality painting in apartments, as directed by Maintenance
- Paint apartments, as directed by Maintenance Lead and/or Community Manager
- Stock and maintain paint supplies
General:
- Assists with resident functions as required
- Report to manager of maintenance work daily
- Complies with company safety policies and wears personal protective equipment (PPE) as directed. Adheres to OSHA safety standards that are applicable for the safe performance of job
- Maintains courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
- Maintain professional appearance at all times which include wearing company uniform with photo I.D. badge during work hours
- Communicates progress on a regular basis with manager
- Acts as a team member with all associates
- Complies with all policies and procedures as outlined in the Employee Handbook
Job Type: Full-time
Pay: $19.00 - $24.00 per year
