Description: Non-Supervisory semi-skilled staff position within the agency’s Maintenance Department.
· Performs minor repairs and maintenance work necessary for the upkeep of the buildings and properties.
· Safely operates equipment, practices safe work habits, processes and contributes to the creation and maintenance of a safe working environment for self and others.
· Works independently at the discretion of the Housing Manager.
· Reporting Structure: Reports to Housing Manager
Job Delineation:
The Housing Manager performs semi-annual inspections of all Public Housing units, common areas, and grounds. After such inspections, the Housing manager will prepare a punch list of work items. All tenant based and maintenance-based work orders will be received by the housing manager. All maintenance staff will report to the housing manager. The housing manager will conduct meetings no less than monthly to assure repairs are being made and work is on schedule.
Classification:
Hourly Working hours: Monday – Friday, 7:30 a.m. – 4:00 p.m.(routine), with flexibility in scheduling at Authority’s discretion between 6:00 a.m. and 6 p.m. Rotating Weekend and Holiday hours
Qualifications:
- Requires clean PA Driver’s License and must be acceptable for insurance coverage during the term of employment.
- A minimum of 2 years in the building maintenance trades is preferred.
- Minimum of 1-year prior experience operating small gas-powered lawn, garden, and snow removal equipment is preferred; when possible, lawn care and snow plowing will be subcontracted
- Basic knowledge of Elevator Controls, Fire Panels and Security System required.
- Competency in computer programs, including Microsoft Office programs. Competency/ability to develop competency in agency operating software.
- Ability to climb stairs and ladders to inspect building conditions, inspect meter pits, boiler rooms, roofs.
- Ability to tolerate weather conditions, including extended periods outdoors under emergency conditions.
- Ability to walk large campuses.
- Ability to exert physical effort, such as walking, standing, and lifting; dexterity in the use of fingers, limbs and body in the operation of equipment.
- Ability to effectively communicate orally and in writing; ability to give oral and written instructions in a concise, understandable manner, as well as the ability to follow written and oral instructions.
- Ability to prioritize, organize and perform work independently; ability to adjust quickly to changing priorities in a sometimes-stressful environment.
- Ability to read, write, speak, and comprehend English.
- Ability to enter data into a computer and/or tablet.
- Ability to perform physical job requirements, bending, twisting, reaching, and lifting/moving at least 50 lbs.

Essential Functions:
- Performs a variety of tasks involving HVAC, carpentry, plumbing, plastering, electrical, painting, or mechanical work necessary for repairs and maintenance.
- Operation of small grounds equipment as necessary, when/if needed, to include, but not limited to gas powered lawn mower (riding and/or push), weed trimmer, leaf blower, snow removal equipment such as shovel, blower, snow thrower, truck with plow, to keep the grounds free from weather and other such hazards
- Replaces carpet tiles or vinyl floors, hangs doors, replaces screens, minor repairs to window frames, minor repairs to walls, makes minor plaster repairs, makes minor roofing and flashing repairs, cuts and threads pipes, paints interior and exterior of all structures.
- Replaces fuses, tests circuits, repairs stoves and refrigerators.
- Inspects a variety of mechanical equipment, disassembles, and makes repairs to such equipment, operates power or maintenance equipment when required by work assignment, makes minor repairs to boilers, installs/replaces toilet, lavatory, and kitchen fixtures, as needed, corrects leaks, operates power rooter, replaces piping, replaces fans.
- Capable of maintaining a professional and supportive atmosphere for residents and staff and able to follow the policies and procedures of the organization.
- Available to be on call to perform emergency work outside of normal working hours, Saturdays, Sundays, and holidays.
Other duties as assigned.
