The Role
Director of Capital Planning & Analysis
We are seeking a seasoned and strategic Director of Capital Planning & Analysis to lead the planning, design, underwriting, and execution of our capital projects pipeline across the Southern California and Texas regions. This role will be instrumental in developing strategies to drive operational efficiency, improve quality, and maximize capital investment returns. The Director will build, mentor, and lead a high-performing Capital Projects Management team, ensuring successful delivery of projects from concept to completion.
Key Responsibilities:
Leadership & Team Management:
Provide vision, leadership, and management oversight to Capital Projects Managers.
Hire, train, mentor, and develop team members to ensure excellence in project execution.
Cross-Functional Collaboration:
Partner with Asset Management, Investments, Design, Residential Services, and Engineering teams to develop project scopes, budgets, schedules, and designs.
Support due diligence efforts and feasibility studies for ADUs, apartment and common area renovations, solar installations, and other revenue-generating projects.
Project Oversight & Execution:
Manage the capital project pipeline, ensuring timely approvals and adherence to budget and quality standards.
Ensure alignment with company goals and successful project completion.
Process Improvement & Risk Management:
Evaluate and refine policies and practices to improve project efficiency and mitigate risk.
Stay current with company construction and design standards, local regulations, and best practices.
Reporting & Analysis:
Prepare investment packages and provide regular progress reports to partners and executives.
Qualifications:
Education:
Bachelor’s degree in Accounting, Finance, Business, Economics, Real Estate, or Architecture.
Master’s degree in Real Estate, Business, Architecture, Engineering, or related fields preferred.
Experience:
10 years of experience in asset management, development, or investment, with at least 8 years in a leadership role overseeing capital projects.
Multi-family or attached residential experience is required.
Skills & Abilities:
Strong leadership and team-building skills with experience managing internal and external teams.
Proven track record of leading capital projects from concept to completion.
Ability to navigate complex projects, make decisions with incomplete information, and solve problems effectively.
Strong financial acumen with the ability to analyze and report on capital program performance.
Excellent communication, collaboration, and decision-making skills.
