Maintenance Team Lead- West Suburban

GENERAL FUNCTIONS:

JJoin our dynamic YMCA Association as a Maintenance Team Lead and become the driving force behind the upkeep and enhancement of our facility and grounds. As the leader of our maintenance and custodial staff, you will spearhead the daily operations to ensure our YMCA remains in top-notch condition. Your role will be hands-on, allowing you to directly contribute to the overall maintenance and custodial needs of the facility. From implementing preventive maintenance strategies to managing budgets, you'll have the opportunity to make a meaningful impact on the functionality and aesthetics of the YMCA.

ESSENTIAL DUTIES AND RESPONSIBILITIES: 

1. Provides overall coordination of facility maintenance, including planning and developing
   preventative maintenance.
2. Coordinated with YMCA preferred contractors and vendors to ensure proper operation of all mechanical systems, pool equipment and water, heating and cooling systems, filtration systems, electrical systems, plumbing systems, exercise equipment, and other related building systems.
3. Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds. May request and review bids and recommend selection of contractors.
4. Develops system to accurately record and track equipment warranties, age of equipment, replacement parts and repairs.
5. Ensure adequate supplies and equipment are available as needed. Maintain inventory for heavy wear items.
6. Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state, and federal regulations related to facilities and grounds.
7. Develops budgets supporting the preventative and annual maintenance plans and monitors expenditures against budget.
8. Recruits, hires, trains, develops, schedules, and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals.
9. Participates with other members of management in the YMCA’s fundraising campaign.
10. Advises management on maintenance issues and projects as requested.
11. Be a part of leadership team to assess annual plan of capital projects, consistent with the YMCA’s strategic plan.

Qualifications

EDUCATION AND EXPERIENCE:

1. Technical/Trade School associate degree or bachelor’s degree in related field preferred OR equivalent combination of education and experience in related fields of general maintenance.
2.  Working knowledge of mechanical, HVAC, electrical and plumbing systems, carpentry, and other maintenance-related areas.
3.  Skills in supervision, budget management, and project management.
4. Requires the ability to effectively communicate both verbally and in written form, in a positive and professional manner with members, supervisors, volunteers, and co-workers, maintaining confidentiality and exchanging accurate information in all communications.
5. YMCA Paid Certifications:

a.    CPR, First Aid and AED certifications required within 30 days of employment
b.    Certified Pool Operator (CPO) certification required within 90 days of employment

6.    Current license and ability to drive to various locations during the course of a workday. Must have a driving record that meets YMCA insurance       standards. 
7.    Familiarity with personal computers and spreadsheets helpful.
8.    Ability to respond to safety and emergency situations.

PHYSICAL DEMANDS:
While performing the duties of this job, the employee is often required to: climb, bend, stoop, kneel, twist, reach with hands, sit, stand for an extended period of time. Work involves climbing ladders, walking, shoveling and plowing snow, lifting and/or moving up to 50 pounds. Must have finger dexterity, grasp, the ability to perform repetitive motions, talk, hear and have visual acuity. Must interpret written instructions and directions. 
The work is performed both indoors and out and may require travel to various locations. While performing the duties of this job the employee is exposed to weather conditions prevalent at the time.
