Director of Operations - Commercial
We are seeking an experienced and dynamic Director of Operations to lead the operations within our commercial real estate division. The ideal candidate will be a highly skilled leader with a deep understanding of commercial real estate operations, lease obligations, and financial management.
Key Responsibilities:
- Oversee and support the management team, ensuring they have the tools, resources, and guidance necessary to successfully manage day-to-day operations.
- Manage people effectively to foster high-performing teams.
Financial Acumen & Literacy:
Expert understanding of financial management, analysis, and reporting, including but not limited to managing and analysis of profit and loss (P&L), identifying opportunities to improve Net Operating Income (NOI) and Net Income (NI), and implementing strategic improvements.
Lease Administration & Obligations:
Expert knowledge of lease structures (including Gross and Net leases), lease terms, and obligations. Ensure lease administration is managed accurately and efficiently, including understanding and managing CAM (Common Area Maintenance) preparation and recovery.
Continuous Improvement:
Identify opportunities for operational improvement, cost savings, and revenue generation to enhance the performance of commercial office properties.
Strategic Planning & Decision Making:
Collaborate with senior leadership on long-term planning, budgeting, and forecasting for commercial office assets. Provide input on investment strategies, operational priorities, and cost management initiatives.
The ideal candidate will have strong financial management skills, with the ability to analyze P&L statements, balance sheets, and other financial reports. Proven experience managing budgets and improving NOI and NI is also required.
A minimum of 7-10 years of experience in commercial real estate operations, with a focus on commercial office assets, is preferred. Bachelor's degree in business administration, Real Estate, Finance, or a related field (advanced degree preferred).
Additional qualifications include expertise in lease administration, knowledge of gross and net lease structures, and the ability to manage complex lease obligations. General understanding of engineering systems and building management is also beneficial.
