This position will be responsible for the management of CMMS (Computerized Maintenance Management System) system, process atomization, and providing daily accounting / tracking of restaurant development, construction, maintenance & requirements for all corporate restaurants, excess properties, and closed stores. This position will conduct onsite audits and manage vendor mechanical, electrical and plumbing (MEP) projects, AOP budgets for Capital, R&M, Risk Management and Property Management.
JOB RESPONSIBILITES
- Manage the implementation, atomization, process flows, and training of CMMS system.
- Respond to store-level issues to verify and repair MEP maintenance requests as needed. (%)
- Work with Operations and Finance departments on process improvement and vendor management functions.
- Manage asset tagging and equipment tracking processes through CMMS system.
- Maintain capital spending templates, support execution including procurement and management of the capital improvements and repair and maintenance plan.
- Manage equipment replacement ordering and minor repairs through the work order approval process.
- Support minor repair and routine maintenance for closed stores, excess properties, and including ownership of the site audit documentation process.
- Supports business continuity by proactively planning for and responding to catastrophic events.
- Perform site visits and maintenance audits for all restaurants.
- Identify opportunities to increase department efficiencies and reduce expenses.
- Act as field support to the Operations team during all phases of projects from inception to warranty inspections (, new builds, remodels, etc.).
Support contract lifecycle – from identifying the contract selection, participating in the contract negotiations, and owning execution. Partner with Legal to review that standard terms are included in vendor agreements to mitigate business risks.
