RESPONSIBILITIES:
- Responsible for ensuring that the facility meets the programmatic needs of the organization, is clean, well maintained and meets all regulatory requirements and safety codes. Works alongside the janitorial staff as needed.
- Responsible for supervising all maintenance and janitorial staff, providing training, support, assigning and directing work, evaluating performance, addressing concerns and resolving problems. Necessary to ensure a welcoming and safe experience at our facility.
- While the role is primarily responsible for leading the team and managing facilities-related projects, the individual in this role is expected to work alongside staff up to 20 hours a week providing hands-on maintenance and janitorial work.
- Ability to coordinate projects with multiple programs, directors, and managers simultaneously.
- Create and maintain a system of work orders for maintenance, cleaning and other related needs.
- Lead and organize projects with volunteers and community organizations.
- Meets all regulatory agency requirements for safety and system operations, and legal compliance around organizational vehicles and DOT regulations.
- First responder to emergency situations, making informed judgments regarding contacts to alarm company, fire and police contacts and overseeing building evacuations in the event of an emergency during operating hours. Conducts monthly fire drills for the facility.
- Helps to develop and implement a 5-year capital improvement plan.
- Keeps Emergency Preparedness Plan updated and conducts training for staff. Conducts a bi-yearly lock down in place drill for the entire organization.
- Creates and manages the organization’s budget for ongoing maintenance, janitorial and capital improvements.
- Oversees all major capital improvements, renovations and repairs, including developing project plans, requests for proposal, and managing projects to successful completion.
- Responsible for lowering the YWCA carbon footprint by reducing the use of energy, water and other consumable resources.
- Meets annually with the Fire Marshal for building wide inspections.
- Meets requirements to obtain playground inspection certificate from Buncombe Partnership for Children.
- Secures and manages all facility contract services, including yard work, snow removal, janitorial, floor maintenance, security system, and annual inspections.
- Oversees fleet maintenance, transports children if necessary.
- Successfully prepares and submits regular and accurate payroll reports to the Chief Financial & Operations Officer. Oversees staff scheduling and payroll to ensure appropriate coverage and accurate compensation of staff.
- Establishes and maintains positive working relationships with outside contractors and community organizations.
MINIMUM QUALIFICATION REQUIREMENTS:
Education level: Associates degree or above in Facilities Management, Construction or similar field, or 10 years in relevant experience.
Experience:
- Individual must have experience in carpentry, electrical, plumbing, preventative maintenance, landscaping, HVAC, fleet maintenance, contractor management and light building repairs.
- 10 years experience in team management.
- 10 years experience in property management and maintenance.
- Working knowledge of NC Early Learning Program licensing procedures would be highly beneficial.
Certifications: Industrial Maintenance Certification is preferred, NC CDL license for 32 passenger school buses is preferred, NC Drivers License required.
Other:
- Must be able to problem solve, provide leadership to other maintenance, security and housekeeping staff and be able to work independently.
- Be a professional representative of the YWCA to the greater community.
Technical: Must be able to pass a NC Child Care background check
Hours of Work: Flexible - Monday through Friday between the hours of 7:00 am to 6:00pm, some weekends and nights may be required.
Starting wage range: $55,000 to $60,000
