Responsibilities and Requirements

Position Summary

The Director of Finance is responsible for overseeing the accounting operations and financial reporting functions for Zaremba Management Company’s portfolio of residential apartment communities and commercial properties.

Essential Job Functions

1. Leads the accounting and financial reporting functions through the establishment and enforcement of financial policies, procedures, and internal controls
2. Oversees the accounting staff, including accounts payable and accounts receivable staff, through coaching and counseling employees, including ongoing performance management processes
3. Prepares, reviews, and ensures that financial records for both Zaremba-owned and third-party managed properties are issued on time
4. Oversees the month-end closing process
5. Prepares, reviews, and analyzes monthly cash flow statements and general ledger reconciliations
6. Partners with senior team members, outside CPA firms, auditors, and property managers to streamline overall accounting and financial reporting operations
7. Prepares Common Area Maintenance (CAM) calculations and reconciliation
8. Coordinates with the Regional Manager to prepare commercial properties annual budgets
9. Partners with Executive Leadership, Regional Managers, and Property Managers to help prepare annual budgets for our portfolio of apartment communities
10. Manages the tax compliance process including real estate, CAT, and year-end federal, state, and local income tax preparation with outside CPA firms
11. Oversees real estate tax processing to ensure taxes are paid on time to avoid penalties
12. Reviews and approves invoices using third-party accounts payable platform
13. Partners with lending brokers and financial institutions for mortgage refinancing
14. Partners with insurance broker for annual property and liability insurance renewals
15. Assumes additional responsibilities and performs special projects as required

Required Qualifications

Education, Training and or/ Experience

Bachelor’s degree in accounting or finance with seven plus years of accounting experience and three plus years of supervision experience.  Experience in public accounting and real estate is strongly preferred.  A Certified Public Accountant (CPA) designation is required.

Knowledge, Skills, and Personal Characteristics
 

1. Demonstrated experience and knowledge in all areas of accounting and financial reporting
2. Excellent verbal and written communication skills with an ability to communicate easily with all levels of employees, residents, and customers
3. Strong knowledge and proficiency with Microsoft 365, Excel; proficiency with Yardi, or QuickBooks is strongly preferred
4. Strong business acumen and the capability to collaborate at with all levels of employees, all while maintaining the highest level of confidentiality
5. Ability to organize work, engage in a variety of tasks simultaneously, and meet established deadlines
6. Strong attention to detail
7. Ability to work both independently and as part of a cohesive team
8. Displays a positive, friendly and professional attitude with a strong focus on customer service

Physical Demands

The nature of work requires an ability to communicate and exchange information, prepare work documents, and operate standard business office equipment.

Working Conditions

Work is performed in a general office environment.  Weekend work and some evening work may be required during peak seasons.
