Position Overview:
We are seeking a skilled and reliable Maintenance Technician to handle the upkeep and repair needs of our rental properties. This role is responsible for performing a variety of maintenance tasks to ensure that properties remain in excellent condition, safe, and compliant with regulations. The ideal candidate will have hands-on experience in general maintenance, a strong work ethic, and the ability to address maintenance requests promptly and efficiently.
Key Responsibilities:
- Perform routine maintenance tasks, including HVAC, plumbing, electrical, carpentry, painting, and appliance repairs.
- Conduct regular property inspections to identify potential issues and ensure preventative maintenance is up-to-date.
- Respond to tenant maintenance requests in a timely, professional manner, ensuring minimal disruption to residents.
- Troubleshoot and diagnose maintenance issues, proposing cost-effective solutions.
- Coordinate with vendors and contractors when specialized repairs are needed, ensuring quality control and adherence to budget.
- Maintain and organize tools, equipment, and maintenance supplies.
- Ensure all properties meet health and safety standards, addressing any hazards immediately.
- Prepare vacant units for new tenants, including cleaning, repairs, and minor renovations.
- Keep accurate records of maintenance work, parts used, and time spent on tasks.
- Assist in emergency repairs, including after-hours availability when required.
- Follow company policies and procedures, maintaining a high standard of professionalism and customer service.
Qualifications:
- Proven experience in general maintenance or related field; certifications in HVAC, plumbing, or electrical work are a plus.
- Strong knowledge of building systems, tools, and repair techniques.
- Ability to read and interpret technical documents, blueprints, and schematics.
- Excellent problem-solving skills and attention to detail.
- Strong organizational and time management skills.
- Good communication skills and the ability to interact professionally with tenants, vendors, and team members.
- Physical stamina to handle manual labor, including lifting, climbing, and working in various environments.
- Valid driver’s license and reliable transportation.
Work Conditions:
- Full-time position with occasional on-call requirements.
- Work may involve exposure to weather conditions, hazardous materials, and physical exertion.
- Must be able to lift up to 50 lbs and perform tasks that require bending, climbing, and standing for extended periods.
