Zocalo Community Development is seeking an Assistant Community Director for our Denver Tech Center community, property name and location will be disclosed during the interview process (Monday-Friday with potential weekend hours on occasion.)

The Assistant Community Director’s Job Description includes but is not limited to:

Assist the Community Director in managing the asset to the ownership expectations and KPI’s to maximize revenue and reduce expenses.

Marketing:

  • Must be knowledgeable of all phases of leasing and client relations. Must be able to perform the Leasing duties in addition to the Assistant Community Director duties.
  • Make rent recommendations based on market knowledge. Maximize occupancy and rent revenue.
  • Actively participate in the social media outreach and website optimization for the community.
  • Once applicable, administers the lease renewal campaign.
  • Greet prospective residents, show community and perform leasing duties while sharing Zocalo’s passion for building and providing sustainable communities.
  • Answer and handle incoming phone calls from prospective new residents, current residents, vendors/suppliers, etc.
  • Maintain an awareness of local market conditions and trends. Contribute ideas to Senior Director of Real Estate for marketing community and improving resident satisfaction.
  • Maintain a community specific information book containing brochures and information on all major competition and locations of area/market amenities.

Resident and Vendor Relations:

  • Maintain positive customer relations attitude where we are happy to serve and take time for our customers.
  • Assist in scheduling and oversee property maintenance work and City inspections, as needed.
  • Physically inspect community when in building, on grounds, picks up litter and reports and service needs to the maintenance team. Will also inspect move outs and vacancies.
  • Manage effective feedback mechanisms for resident satisfaction and take proactive steps to improve relations and resident satisfaction.
  • Organize social functions at the property and at local venues.

Income Collection and Accounting:

  • Maintain accurate client records. Update on a daily basis all rents, deposits and application fees received from residents and prospective residents. Issue appropriate notices when necessary (e.g., late payments, eviction notices, return check memos, lease violations).
  • Deposit all receipts prior to the bank closing at the end of each day.
  • Process invoices as requested.
  • Prepare weekly, monthly or quarterly financial and occupancy reports as requested.

Administration:

  • Update required reports or software concerning leasing activity, move out notices, etc. on a daily basis and report information to Senior Director of Real Estate as requested.
  • Organize and file all applicable reports, leases and paperwork.
  • Proofread all lease paperwork and process move ins and move outs.
  • Process all security deposit move out reports.
  • Accept service requests from residents and route to maintenance for prompt processing. Conduct service follow up with resident when work is completed.

Safety:

  • Be observant and report any problems which could be a hazard or potentially dangerous for residents, team, guests and the public.

General:

  • Perform any additional duties assigned by Community Director or Senior Director of Real Estate.
  • Training is to be completed within 30-60 days of hire or as requested or required.
  • Must maintain a professional image through dress and appearance at all times.
  • Assist the Community Director in managing the asset to ownership expectations and KPI's in an effort to maximize revenue and reduce expenses.

Community:

  • Participate as Zocalo’s representative in organizations such as Apartment Association, Downtown Denver Partnership, Colorado Chapter of the United States Green Building Council and other groups in which Director of Operations believes there will be beneficial effect for the Assistant Community Director’s knowledge base and on the profitability of the property.

Knowledge and Skills

  • Working knowledge of principles of Sustainable Construction, energy efficiency, and requirements of LEED buildings.
  • Working knowledge of computer software, photocopier, office equipment.
  • Highly organized, able to multi-task, make schedules, document events. Ability to meet deadlines.
  • Team player, even tempered, tactful, and appropriately assertive. Informs others of plans, actions, and follows through on commitments. Supportive of the company mission and the goals of the project.

Education and Experience

This position requires a minimum of three years of experience in property management, some college, college degree or industry accreditation.
