Zocalo Community Development is a next-generation real estate company, joining social purpose with profitability that creates sustainable projects aligned with key demographic, market, and environmental trends.
We are currently seeking a Community Director to join our team and oversee our community, Apex 5510, located in Boulder (Gunbarrel).
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
Financial: • In conjunction with the Regional Director and Senior Vice President, the Community Director will assist in the formulation of budgets for each upcoming calendar year. The Community Director is responsible for conforming to the established budget guidelines throughout the year to achieve the highest possible net operating income. Understand, analyze, and evaluate monthly financial statements and write the property owner’s report in a clear, concise form that is transparent and authentic. • Ensure that all rents are collected when due and posted in a timely manner. Make sure that all bank deposits are made immediately, and deposits are reported to the corporate office on a daily basis. • Perform evictions as required on delinquent rents.
Constant vendor/contractor communications concerning work schedules, billings, vendor relations and certificates of insurance. Community Director is responsible for approving and submitting all invoices to the corporate office for payment. • Think outside of the box to solve problems while contributing to creativity and alternative thinking.
Personnel: • Hires, terminates, trains, motivates, and supervises all on-site team in order to achieve operational goals of assigned community. This includes new associate indoctrination, annual performance reviews, review and approval of time records, instructing and advising on-site team of associate procedures and guidelines. • Conducts on-going training with office team; leasing paperwork, workplace safety, and any other type of training that may be needed on a daily basis. • Support the education and growth goals and define a road map for each employee’s success. • Encouraging collaboration where teammates draw from others knowledge and intelligence
Administrative/Office: • Ensures that lease files are complete, and that completion of leases is being executed properly. • Responsible for office opening on schedule, condition of office and model apartments. • Attends scheduled corporate management meetings, when required. Honor time commitments and display high moral conduct, staying committed to ethical choices. • Maintains records on all aspects of management activity on a daily, weekly and monthly basis. Submits required reports to corporate office on a weekly and monthly basis. • Communicate with transparency and honesty on all partner reporting
Resident/Client Relations: • Maintain a positive customer service attitude where we are happy to serve and take time for our customers. • Periodic inspection with clients of move ins/move outs. • Review all notices to vacate to determine cause of move out. • Initiate and implement policies and procedures to maintain client communications; e.g. complaints, service requests, etc.
Maintenance/Service: • Physically walk and inspect community on a regular basis; check on vacant apartments. • Ensures that make ready board is updated on a daily basis indicating vacancy status. Coordinates with maintenance and make ready team to ensure timely recondition of apartments after move-out while honoring the commitment to the schedule. • Monitor and schedule all maintenance activities. Develop and implement a yearly preventative maintenance program. • Provide customer service with respect of other’s homes and personal property.
Marketing/Leasing: • Welcome and show community to prospective new clients while sharing • Zocalo’s passion for providing sustainable communities. Also, handle incoming phone calls from prospective new clients and complete appropriate paperwork. • Responsible for ensuring that market surveys are conducted monthly and providing trend report information. Shop competition and be aware of neighborhood market conditions. • Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc. while contributing to creative and alternative ideas. Safety: • Promptly and effectively addresses any liability issue which could be a hazard or potentially dangerous for residents, team, guests and the public. • Reports all liability and community incidents to the corporate office immediately. Ensures that all workers compensation claims are reported, and proper paperwork is completed. • Community Director will complete any pertinent safety checklists with service team.
ADDITIONAL REQUIREMENTS • Working knowledge of One-site and or Yardi property management software • Working knowledge of principles of Sustainable Construction, energy efficiency, and requirements of LEED buildings. Becoming a LEED Green Associate should be a goal. • Working knowledge of computer software, photocopier, office equipment • Working knowledge of building systems (HVAC, electrical, fire alarm, access control) • Ability to meet deadlines • Ability to lead and motivate others to perform, and able to critique work of others. • Highly organized, able to multi-task, make schedules, document events. Ability to develop systems and procedures for managing projects and improving efficiency and quality • Team player, even tempered, tactful, and appropriately assertive. Informs others of plans, actions, and follows through on commitments. Supportive of the company purpose and the goals of the project. • Driver’s License, working vehicle, and automobile insurance • A criminal background check and drug test will be required
Salary : $80,000 - $90,000
