Summary Job Description:
Zumot Real Estate Management is seeking an experienced Property Manager to oversee the daily operations, maintenance, tenant relations, and financial performance of a diverse commercial property portfolio. The ideal candidate will be responsible for ensuring that all properties are well-maintained, vendors and contractors perform efficiently, lease terms are enforced, and financial objectives are met. This role requires strong leadership, problem-solving skills, and the ability to manage multiple priorities effectively.
Primary Responsibilities:
Property Operations and Maintenance
- Oversee the daily operations of assigned properties, ensuring they are well-maintained and operating efficiently. This includes leading a team of building engineers to ensure they fulfill their responsibilties.
- Coordinate and manage maintenance staff, vendors, and contractors to address property repairs, capital improvements, and preventive maintenance programs.
- Conduct regular property inspections and enforce lease terms to ensure compliance with building standards and tenant obligations.
Tenant Relations and Leasing Support
- Serve as the primary point of contact for tenants, addressing inquiries, service requests, and concerns in a timely and professional manner.
- Work closely with leasing teams to support tenant retention and ensure seamless move-ins and lease transitions.
- Monitor and enforce lease terms, including rent collections, common area maintenance (CAM) reconciliations, and lease renewals.
Vendor & Contractor Management
- Act as the first point of contact for all vendors, service providers, and contractors, addressing any issues, service requests, or concerns efficiently.
- Oversee vendor performance to ensure timely, high-quality, and cost-effective service delivery.
- Negotiate and manage service contracts to align with property needs and budgetary constraints.
- Ensure vendors comply with Zumot Real Estate Management’s standards, safety protocols, and regulatory requirements. One example is verifying Certificate of Insurance documents meet all legal standards.
Financial Management & Reporting
- Develop and manage annual property budgets, including forecasting income, expenses, and capital improvements.
- Monitor rent collections and ensure timely payments, resolving delinquencies as necessary.
- Work with accounting team to manage property expenses, approve invoices, and ensure accurate financial record-keeping.
Qualifications:
• Bachelor’s degree in Business, Real Estate, or a related field preferred.
- Experience in commercial property management, preferably managing office, industrial, retail, or medical properties.
- Strong organizational skills and ability to prioritize conflicting demands, and meet deadlines effectively.
- Excellent interpersonal skills with ability to oversee and interact with Vendors’, Tenants, & Maintenance Staff.
- Basic knowledge of building types, building construction and maintenance.
- Ability to work independently, manage multiple priorities, and maintain strong tenant and vendor relationships.
- Attention to detail and capacity to adapt to a variety of situations in a professional and diplomatic manner.
- Strong computer skills, particularly with Microsoft Office Suite (Word, Excel).
• Ability to conduct physical inspections of properties, including walking up and down stairs.
- Valid Driver’s License.
