My name is Ben and I'm the owner of Ben Buys Indy Houses. I am looking for an ambitious, responsible, and highly motivated Sales professional who is ready to meet with homeowners that are looking to sell their home to Ben Buys Indy Houses. We are not real estate agents. We have been investing in real estate since 2013 and have completed over 1000 real estate transactions. This year we are on track to close over 250 transactions, including a mixture of wholesales, whole-tails, rehabs, and rentals.

RESPONSIBILITIES OF THE ROLE:

Responsibilities (Critical behaviors associated with this role):

  • Consultative Selling - Seek to deliver exceptional customer service by understanding their specific needs, desires and pain points so that we can build enduring and meaningful buying relationships
  • Pipeline Management - Maintain accurate and up to date contacts, deals and tasks within our CRM so that our records are kept current
  • Professional Development - Engage in and attend regular meetings and training with your team so that we can share best practices and continue to raise the bar within our industry
  • Time Management - Striving to complete assigned tasks on time in order to help maintain the day to day operations within your team
  • Kaizen (Continuous Improvement) - Always looking for small improvement opportunities that will make us better, faster, cheaper, more effective (example: automations, eliminate redundancies, improve methods
  • Establishing and Maintaining Interpersonal Relationships — Developing constructive and cooperative working relationships with others, and maintaining them over time.
  • Coachable- This will not be a good fit for someone that is not willing and able to receive constructive criticisms and learn to consistently follow a documented sales process

Prospecting

  • Networking, cold-calling, and related follow-up with the overall objective of generating acquisition sales
  • Prospecting for motivated sellers; The scope of work shall include, but not limited to: Networking, foreclosures, MLS Leads, Delinquents, Vacant, Probate list, Pre-Auction List

Acquisition Sales

  • All Actions Related to Property Acquisitions
  • Attend scheduled appointments to make a cash offer
  • Refer prospects for listings post sale.
  • When needed call prospects to further qualify seller motivation.
  • Running comparable values;
  • Walking properties, taking pictures and calculating repair estimates;
  • Meeting with Sellers as deemed needed;
  • Processing and submission of all required paperwork;
  • Any and all other measures required to acquire properties (which shall be modified based upon acquisition method utilized).

Qualifications

  • No previous sales experience required.
  • Must be humble

  • Computer skills in Microsoft Office programs and Gmail
  • Strong written and verbal communication

Key Performance Indicators

Acquisitions and Sales

  • Attended a minimum of 2 motivated seller appointments per day.
  • Convert 25% of acquisition appointments into contract signing appointments.
  • Secure 15 contracts per month to meet unit goals.

BENEFITS AND COMPENSATION:

  • Pay for performance structure. Draw on future sales while your pipeline is being built, then $75,000 at acquisition plan, up to $175,000 for exceeding sales plan, plus a Bonus Incentive when our team reaches 100% of our goal or greater.'
