The Associate will work as part of the German asset management team, reporting to the Senior Asset Management team. Key responsibilities include supporting the execution of asset management and value creation strategies to meet Oxford’s objectives and optimize long-term financial returns through operating excellence.
As a member of this team, you will be responsible for
- Participate in strategic asset management initiatives, including:
- Develop and implement strategies to optimise operational performance of the asset
- Continuously evaluate and improve processes to ensure best practice in property and facility management are adopted and maintained
- Supervise transition from construction into day-to-day management
- Supervise business plan execution and cost optimization keeping operating excellence as a priority
- Liaising with internal Oxford and external advisors to optimize outcomes
- Liaising with existing occupiers and providing direction and oversight to property management to implement on-going initiatives and to effect highest quality customer service and excellence
- Lead and actively drive ESG measures like consumption management, CO2 reporting, and net zero pathway among others
- Lead and manage year end performance review of property and facility manager
- Reporting and budgeting assistance:
- Preparing documents for internal and external purposes, including writing approval memos and presentations to corporate boards of directors, shareholders and lenders
- Preparing quarterly reports (both written and financial), annual business plans, and financial budgets
- Supporting internally and externally-prepared asset valuations
- Conducting research and liaising with other teams (Investment, Development, Finance, and Legal) to formulate in-house views on budgeting and project analysis assumptions
- Supporting key leasing initiatives, including:
- Working with internal and external teams to prepare marketing and other supporting materials;
- Analysing optimal lease terms;
- Preparing HoTs and working with external agents / advisors to complete final leases
- Cross-team,-sector and -geography work:
- Working within a small team that benefits from a relatively flat team structure, coordinating directly with senior team members and external advisors
- Working closely with the Oxford London and Luxemburg offices and other OMERS professionals in London
To succeed in this role, you have
- Fluency in German and English (written and spoken)
- At least 4 years of meaningful experience in asset management preferably with a bias towards the office sector, although experience in retail, food and beverage sectors would be a plus
- Detail-oriented; strong analytical skills with ability to perform quantitative and qualitative cost benefit analyses of various asset management and leasing initiatives to support thoughtful recommendations to senior management
- Experience managing external parties especially facility and property management teams
- Organized with strong communication skills and ability to manage multiple workstreams
- High proficiency in Microsoft Office (Excel, Word, Powerpoint)
- Team player and self-starter with ability to take initiative, responsibility and accountability for projects; professional and positive attitude
- Flexible, with an ability to work in a dynamic, cross-functional, and international environment, with some potential for travel
- Strong customer-service mindset
- Keen to work across different real estate sectors to support new growth strategies and markets
