Sand & Stone Escapes is a boutique holiday let agency with a carefully curated collection of beautiful homes, handpicked for their charm and comfort, in quintessentially British locations, from Cornwall and the Cotswolds, to Edinburgh and the Isle of Skye. We are looking for an experienced Portfolio Manager to manage and grow our portfolio of properties while maintaining our commitment to high standards and exceptional guest experiences.
Sand & Stone Escapes is part of The Peligoni Group, benefiting from the resources and support of a larger parent company, whilst maintaining a small and dynamic team. As the Portfolio Manager, you will play a key role in commercially expanding our portfolio of boutique holiday lets.

Key Responsibilities:
Portfolio Growth & Management:
- Actively grow the portfolio by identifying and pursuing new property acquisition opportunities that fit the unique Sand and Stone ethos.
- Respond to property enquiries, evaluating their potential fit with our brand.
- Collaborate with the marketing team to develop strategies that attract new property owners.
Pricing & Negotiation:
- Analyse and benchmark property pricing and performance to ensure competitive positioning.
- Negotiate pricing and terms with both new and existing property owners.
Onboarding & Standards:
- Establish clear property standards for new and existing owners, ensuring homes meet Sand and Stone’s quality expectations.
- Oversee the onboarding process for new properties, including arranging photography, developing marketing strategies, and coordinating property launches.
- Train and support the sales team in promoting new and existing properties effectively.
Reporting & Communication:
- Report key performance indicators and strategy updates to the Managing Director, Finance Director, and property owners.
- Liaise with the accounts team to ensure financial reporting is accurate, up-to-date and reflects the performance of the portfolio and individual properties.
- Provide regular feedback to property owners, based on guest experiences and market data, to help maintain or raise property standards.
- Manage ongoing relationships with property owners.
- Develop a system to manage complaints and prevent future problems.
Sales Support:
- Assist the sales team during peak times, responding to enquiries and providing guidance as needed
Marketing & PR:
- Ensure that property information on websites and marketing channels is accurate and up-to-date.
- Work closely with the marketing and PR teams to promote properties and maintain brand visibility.
- Liaise with property owners on marketing and PR efforts
Business Optimisation:
- Continually look for ways to improve processes, enhance efficiency, and optimise the business model to drive growth.
Key Skills & Experience:
- Minimum 3 years proven experience in portfolio or property management, ideally within a similar market.
- Strong commercial acumen with experience in driving business growth and optimising revenue.
- Excellent communication and relationship management skills
- Experience in pricing strategies, benchmarking, and market analysis.
- Strong attention to detail.
- A keen interest in interior design.
- Experience in reporting to senior leadership and key stakeholders.
- Full UK Driving License and own car.
- Flexible and willing to visit properties and owners outside of regular office hours, including over weekends.
Salary & Benefits
- £35,000 - £45,000 per annum, depending on experience
