Job Summary
The Roving Building Engineer is responsible for maintaining the physical condition of the entire property and assisting the Community Manager in performing their duties; for multiple properties.
Essential Functions and Responsibilities
- Managers and supervises the maintenance staff.
- Prioritizes service requests.
- Establishes daily work schedules for maintenance staff.
- Follows up on work assignments for efficient, thorough completion.
- Maintains record of types and frequency of service requests received.
- Establishes emergency maintenance on-ca1l schedule, and posts and distributes emergency telephone numbers.
- Prepares inventory of equipment, tools and supplies.
- Order management approved purchases of supplies, equipment and services.
- Performs regular inspections of the property.
- Notifies management of maintenance problems and recommends solutions.
- Assists in preparation of all maintenance related records.
- Meets with Community Manager daily to report on status of all scheduled work.
- Assists in move-in and move-out procedures.
- Makes recommendations for contract services and supervises contract maintenance workers.
- Trains new maintenance staff workers.
- Establishes preventative maintenance schedule.
- Maintains updated preventive maintenance information/smoke detector log/preventive maintenance log (i.e., location of extra parts for appliances, equipment serial numbers and service telephone numbers).
- Knows current condition of all vacant apartments.
- Keeps workshop or utility room clean, orderly and safe (according to the established OSHA standards).
- Insures all locks are re-keyed after a resident move out.
- Maintains warranty paperwork for appliances, etc.
- Know the location of gas and water meter emergency cut offs, all apartment and fixture cut offs, and sewer clean outs.
- Responsible for the security of the property at all times. Keeping all keys to the property on his/her personal possession, and refuse to give any unauthorized person “master” keys. Master keys are never permitted to be given to contractors, vendors, or other persons not employed by the BMI.
- Accompanies Community Manager on walks of apartments that have given notice to vacate.
- Insures all make-readies are complete within 10 days of an apartment being vacated.
- Requires all staff to be trained in OSHA guidelines.
- Reports all rules and regulations violations to the Community Manager.
- Maintains relationships with suppliers, vendors and professionals servicing the company or property.
Qualifications
- Three to five years related experience and or training; or equivalent combination of education and experience.
- Must be trained and experienced to safely handle specific hazardous materials associated with building maintenance.
Work Environment and Physical Demands
- Work Environment: While performing the duties of this job, the employee regularly works with hazardous material. The employee may frequently be exposed to extreme heat or cold and is frequently exposed to the risk of electrical shock. The employee works near moving mechanical parts and in high precarious places and is occasionally exposed to fumes or airborne particles. The noise level in the work environment is usually moderate.
- Physical Demands: While performing duties of job, employee is required to stand, walk, sit, use hands to handle objects and documents, reach with hands and arms, talk, and hear. Employees may occasionally lift and/or move up to 100 pounds.
- Vision: Must be sufficient to read reports, instructions, correspondence, and any other written material pertinent to your job.
- Hearing: Must be sufficient to understand a conversation at a normal volume, both in person and by telephone.
- Speech: Must be sufficient to carry on a phone conversation and give clear, concise directions to subordinates.
- Manual Dexterity: Must be sufficient to operate machines, use tools, and make general repairs. Employees may use office equipment such as telephone, computer, computer software, calculator, printer, copier, and facsimile.
- Physical Mobility: Must be sufficient to move around in office and properties including climbing stairs, lifting appliances or tools, stretching, bending and crawling, and using hands to handle objects and documents.
