BASIC FUNCTION: Responsible for maintaining the grounds, facility, and equipment in a safe and efficient manner to ensure that a successful maintenance program is maintained at all times. Maintain the curb appeal of the facilities grounds, buildings, and roadways.
RESPONSIBILITIES/TASKS:
NOTE: Some descriptions may have more specific duties and/or goals and objectives attached to this form. Such attachments normally reflect unique aspects of specific locations, shifts, departments, etc.
- Install, test, inspect, adjust, repair and maintain all heating and air conditioning equipment, pool equipment, safety equipment, cleaning equipment, plumbing, electrical equipment, and other equipment and fixtures as directed in accordance with set maintenance schedules.
- Perform routine maintenance and repair on the facility, grounds, and equipment in a safe and serviceable manner including taking preventive measures; perform routine maintenance and repair including plumbing, plastering, electrical, carpentry, mechanical, etc. as directed.
- Maintain and service the pool and pool equipment; keep pool in a clean, usable condition at all times.
- Conduct fire drills as directed in accordance with fire safety guidelines.
- Receive and follow maintenance schedule/instructions from supervisor in accordance with established maintenance policies and procedures; perform unscheduled maintenance tasks as directed.
- Complete assigned work orders promptly and accurately.
- Timely and appropriately respond to resident requests for assistance, maintenance, inspections, adjustments, etc. in accordance with established guidelines and procedures, including, but not limited to: installing appliances, moving furniture, resetting clocks, unclog toilets and drains, repair walkers, check and repair cable TV, and installing hardware and other fixtures.
- Coordinate work with contractors to ensure efficient and timely completion as needed.
- Adjust and clean windows and screens as directed.
- Replace burned out light bulbs including all exit lights, overhead lights, fluorescent lights, room call lights, etc.
- Service heating and cooling units/systems as specified by the manufacturer and in compliance with established policies and procedures.
- Perform weekly environmental reviews and other inspections as necessary to maintain facility in good repair, ensuring a safe, clean and orderly environment.
- Maintain the exterior of the facility in good repair, including, but not limited to, patching asphalt, painting curbs, painting stripes in the parking lots, raking leaves, cleaning out gutters, installing and fixing window screens, etc.
- Report all incidents/accidents, no matter how minor, to the supervisor or other appropriate personnel immediately.
- Report all unsafe/hazardous conditions, defective equipment, etc. to the supervisor or other appropriate personnel immediately.
- Ensure that work/assignment areas and resident homes are clean and equipment, tools, supplies, etc. are properly stored before leaving such areas. Keep work areas free of hazardous conditions (i.e., grease/oil spills, excess supplies, equipment, etc.) and ensure that all safety rules/regulations are followed at all times.
- Protect resident furnishings, carpet, and wall coverings from damage.
- Wear protective clothing/devices as directed.
- Replenish supplies in work areas as necessary.
- Ensure that the facility and its equipment are properly maintained for resident comfort and convenience.
- Assist with lifting heavy equipment, supplies, etc. as directed.
- Immediately turn in all found items to your supervisor.
- Accurately prepare and proofread memos, letters, spreadsheets and other documents and correspondence as required. Complete accurate and timely documentation. Review and accurately process mail, faxes, emails, and other correspondence in a timely manner.
- Answer phones, take messages, and respond to requests timely.
- Maintain compliance with all BPHI policies, procedures and requirements. Maintain compliance with all federal and state laws. Maintain compliance with all agency regulatory guidelines and requirements.
- Attend and participate in trainings and staff meetings as required.
- Work successfully as a part of a team and responsible for developing then maintaining strong working relationships with co-workers.
- Perform general office tasks as required.
- Perform special assignments, projects, and other duties as required.
Numbers 1-20 are considered Primary Duties for this job.

Qualifications
POSITION EXPERIENCE & ABILITIES:
NOTE: These requirements represent minimum levels in order to perform the job on a satisfactory basis. Candidates must have the ability to satisfactorily perform the essential functions of the job.
- Requires proficient ability to read, write, and follow oral and written instructions. High School Diploma (or G.E.D.) required; some vocational school courses such as general mechanical, safety requirements, and making minor repairs preferred. Minimum 1 year prior related experience preferred.
- Requires working knowledge in the use and repair of general maintenance supplies.
- Requires proficient working knowledge of maintenance tools, including but not limited to the following tools: assorted hand tools, cordless drill, electric drill, small torch, grinder, radio for communication, air compressor, floor drill, skill saw, SawsAll, heat gun, glue gun, pressure washer, solder gun, sewer machine, and chop saw.
- Requires proficient ability to speak, read and write English; ability to read, write and understand business documents which are written in English.
- Requires ability to effectively and professionally communicate verbally with residents, families, visitors and co-workers. Requires ability to make self clearly understood by others.
- Requires ability to understand and follow basic written and oral step-by-step instructions.
- Requires ability to move maintenance equipment as needed, using up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force continuously to move objects and/or people.
- Work deals mostly with objects, equipment and/or machines where the seeing job is at or within arm’s reach. Depth perception and field of vision (peripheral) are of some importance.
- Requires ability to turn, stoop, kneel, crouch, reach, push, pull, handle, stand, and walk over 75% of shift.
- Requires ability to safely utilize maintenance equipment and recognize differences in sound generated by equipment or machinery which may indicate operation problems or safety concerns.
- Requires ability to work under close supervision performing routine, standardized tasks.
